Most cities make you pick the city first. Elk Grove lets you choose the lifestyle first. Want a brand-new resort community with on-site dining? A mature, socially active neighborhood with an established calendar? Or a quiet gated lakefront retreat? Elk Grove offers all three, without making you change cities. Here's the difference at a glance: Esplanade gives you the vacation. Del Webb Glenbrooke gives you the community. Heritage Lakeside gives you the retreat. All three sit in a full-service city with major healthcare, parks, restaurants and shopping, with Sacramento within easy reach.

A note on the age rule

All three are 55+ active-adult communities, which fall under the same general age-restricted housing rules but not necessarily the same specific requirements. Our guide to 55+ age and occupancy rules explains what these rules mean in practice. Birth-year and occupancy rules vary from community to community and can change, so please confirm the current requirements with the team before you plan your visits. We are independent specialists: we help you verify what currently applies, with no builder or developer affiliation.

Why Elk Grove works for 55+ living

Elk Grove is a working city of more than 180,000 residents, per the City of Elk Grove, with the services and infrastructure of a real city rather than a bedroom-only suburb. Sacramento stays accessible through the State Route 99 and Interstate 5 corridors, keeping jobs, healthcare and recreation within reach. Healthcare is strong, including Kaiser Permanente's local pod system, and the city's park network spans more than 100 parks, with extensive shopping and dining from regional retail centers to neighborhood restaurants.

Best of all, all three communities, Esplanade at Madeira Ranch, Del Webb Glenbrooke and Heritage Lakeside, sit within the same incorporated city. You can compare the resort, the community and the retreat without changing cities. All three benefit from the same broader Elk Grove location, shopping, healthcare, transportation corridors and city amenities. For buyers making a Bay Area move, our Bay Area to Sacramento strategy guide covers the wider relocation picture.

The Resort: Esplanade at Madeira Ranch

Taylor Morrison's newest gated 55+ community in southern Elk Grove, currently building out. New single-story homes, roughly 1,522 to 2,979 square feet across multiple floor plans and collections, with two- and three-car garage choices. Buyers can still purchase brand-new construction. Depending on the specific home and stage of construction, buyers may have opportunities to personalize certain finishes and options through Taylor Morrison's design process. The Lodge amenity center is now built and operating. This is where we send buyers who want new construction with a full resort-style lifestyle experience.

The standout amenity is the on-site Barrel House Bistro and Taproom, a restaurant and bar inside the community you can use without leaving the gates. The Lodge rounds out the resort experience with a resort-style pool and spa, a fitness center, wellness and movement spaces, pickleball and tennis courts, bocce, walking paths, concierge-style services, wine and culinary programming, and a full-time lifestyle manager who runs the activity calendar. For a closer look at the amenity center, see Inside the Lodge at Esplanade at Madeira Ranch.

One honest caveat: the community is still building out, so buyers are buying into an active construction phase, not a finished community. The completed clubhouse and pool are real and operating per available information, and new phases continue to open around them.

The Community: Del Webb Glenbrooke

This is the established one: built roughly 2007 to 2014, about 631 single-story homes, with the Del Webb national active-adult brand reputation behind it. One correction many buyers carry in: Glenbrooke is not gated. The HOA identifies it as a non-gated community, so anchor your expectations on the social environment rather than a gate.

Its strength is a mature social ecosystem: a full-time lifestyle director, dozens of active special-interest clubs (book club, table games, chorus and karaoke, coffee gatherings, line dancing, photography, quilting, singles groups, Tai Chi, walking, watercolor, themed dinners, holiday parties, dances, trivia, wine-tasting trips, casino outings, movie outings, golf outings, educational and health programs), and an established resident culture. You don't wait for clubs to develop here; they already exist.

The centerpiece is the roughly 9,000-square-foot Arbour Lodge clubhouse with a ballroom, kitchen, lounge, fitness facility, library and game room, indoor table tennis and badminton, an outdoor patio with fireplace, a large pool and spa, tennis, and pickleball and bocce courts, plus parks, walking areas, and a putting green.

On the numbers, the true cost of 55+ community living guide walks through what HOA dues cover; dues typically include front-yard maintenance, and a Mello-Roos component can apply. HOA dues vary by community and by floor plan, so Gary Lee provides current exact fees on request for a specific home before you commit.

The Retreat: Heritage Lakeside

Heritage Lakeside, centered on the approximately 44-acre Lake Heron, is the lakefront retreat among the three. Lake Heron gives Heritage Lakeside a distinctly different setting from Elk Grove's other two 55+ communities: about 269 single-story homes built in the early 2000s, deliberately centered on lakefront living. The lake is the identity. Residents enjoy a lakeside promenade, catch-and-release fishing, and access to the association's community dock and boat, with lake views from many homes. With only about 269 homes, Heritage Lakeside offers a smaller, more intimate setting than Glenbrooke or Esplanade.

The lakeside clubhouse has a pool and spa overlooking the water, a fitness center, a lending library, a ballroom and billiards. Its West Elk Grove position near Laguna Boulevard and Harbor Point Drive puts it toward Interstate 5, the Delta and Clarksburg wine country, with Sacramento accessible.

Gary's Take: Which Elk Grove 55+ Community Fits You Best?

After researching and touring Elk Grove's 55+ communities, here is how I would narrow the choices for a buyer.

Start with Esplanade at Madeira Ranch if you want new construction, a modern resort atmosphere, on-site dining, and a full amenity package.

Start with Del Webb Glenbrooke if you want an established neighborhood with mature landscaping, an active club scene, and a social calendar that is already in place.

Start with Heritage Lakeside if you want a smaller gated community where the private lake, waterfront setting, and quieter atmosphere are the main attraction.

If you are undecided, tour all three. They are close enough that you can compare three completely different versions of 55+ living in one day. That side-by-side comparison is often the fastest way to figure out which community actually feels right.

What to verify before you buy

Every community here changes its details from home to home and year to year. Before you make an offer, confirm the current details against the seller's disclosures and the builder or HOA:

  • Current HOA dues for the specific home you are considering.
  • What those dues cover: landscaping, gate upkeep, exterior maintenance and more.
  • Any Mello-Roos or CFD (community facilities district) obligations.
  • Club and activity fees beyond the base HOA dues.
  • Dock and fishing access rules at the lakeside community.
  • The HOA's reserve strength and recent special assessments.

No single published figure covers every home here, so always verify the specifics for the property and community you are considering.

HOA dues are only part of the ownership cost. Our NorCal 55+ Property Taxes, Mello-Roos & Prop 19 Guide explains several of the other costs California buyers should understand before comparing communities.

For new construction, contact us before registering or touring so we can explain representation, builder registration requirements and how any buyer-agent compensation is handled. Builder compensation is not guaranteed and varies by transaction.
