What if you could buy a single-story home in a gated Northern California 55+ community starting in the low $400s, and get a $9 million resort-style clubhouse, swimming pool, fitness center, pickleball, social spaces, gardens and activities right outside your door?
That is what makes Summit at Liberty in Rio Vista worth a serious look.
Club Liberty is the centerpiece of the community, but there is another part of this story buyers should know: homes are still being built and sold here, resale homes are beginning to come back onto the market, and this is no longer a brand-new community waiting for someday to arrive.
More than 300 homeowners are already living at Summit at Liberty, according to LGI Homes, and the clubhouse, pool, courts, fitness center and social facilities are already built and operating.
New construction currently starts at approximately $424,900 as of September 2026. Pricing, incentives and inventory can change without notice.
Want to see it in person? Call Gary Lee at (916) 595-4279 before visiting or registering with the builder. Gary can arrange your appointment and help you compare both new-construction and resale opportunities inside the community.

One of Liberty's Underrated Advantages: Where It Is
Rio Vista occupies an unusual position in Northern California. It sits between the Sacramento region and the Bay Area, with access toward Fairfield and Vacaville to the west, Dixon and Davis to the north, and Sacramento to the northeast. A regional transportation study describes Rio Vista as centrally located between the Sacramento Valley and San Francisco Bay Area, roughly 26 miles southeast of Dixon, with Highway 113 connections toward Dixon and Vacaville, Highway 12 toward Fairfield, and Sacramento accessible through Highway 12 and I-5. That can make Summit at Liberty especially interesting for buyers who want to leave higher-priced communities but still maintain connections with family, work, medical providers or friends throughout Solano County, the Sacramento region and portions of the Bay Area. You get the quieter Delta setting without completely disconnecting from the larger Northern California region.
Photographed, not rendered
This Is Not a Rendering — It's Already Here
One of the biggest advantages of buying at this stage of Summit at Liberty is knowing what you're buying into. You're not being asked to imagine a future clubhouse from a glossy brochure. Gary and Rutsell walked it. We photographed it. Residents are already using it. What you see throughout this article is overwhelmingly the actual Club Liberty lifestyle that exists today.
- The clubhouse is built.
- The pool is built.
- The pickleball courts are built.
- The Ranch House is built.
- The Events Barn is built.
- The gym is built.
- The gardens are built.
The builder announced Club Liberty's opening back in 2021, so this is an established amenity package rather than a future promise.
According to information provided during our September 2026 community visit, the community is now more than halfway sold and construction is moving into its later phases.
More Than a Clubhouse: It's the Social Center of Summit at Liberty
Club Liberty is the resort-style amenity complex at the center of Summit at Liberty, the gated 55+ active-adult community in Rio Vista, California. LGI Homes describes it as a reportedly $9 million, roughly 4.5-acre amenity complex and the residents' entertainment hub. Everything covered in this guide, the pool, The Ranch House, the Events Barn, the fitness center, the courts, the garden and the paths, sits on that campus, and it is all in place and in use today.
The Resort-Style Pool and Pool House
The pool is the visual anchor of Club Liberty. During our community visit it was fully built and filled, with lap lanes, loungers and a pool house in place. Around the water there is a shaded patio lounge for reading or conversation, and poolside outdoor showers so swimmers can rinse off without tracking water through the clubhouse.
The pool area sits at the heart of the complex, with The Ranch House and the Events Barn across the grounds. For a 55+ buyer weighing an active social life, this is the anchor amenity: a place to swim, lounge, and run into neighbors all in one visit.
The Ranch House: Café, Social Spaces and Fire Pits
The Ranch House is the indoor-social heart of Club Liberty. Under one roof you find the café, multiple social spaces, a wine room, a billiards lounge and communal dining. And outside, a large covered patio and fire pits give the complex its evening gathering spots. During our community visit the interiors were finished and furnished, down to the wine lockers and the game tables.
Lounges and Outdoor Seating
Inside, the social lounge is set up for conversation and casual get-togethers. Outside, covered lounge seating and fire-pit areas extend the gathering space into the evening, and open lounge seating sits near the clubhouse for warm afternoons.
The Wine Room
The wine room at The Ranch House gives residents a place to store bottles and gather with neighbors, with double-sided wine lockers and a finished room, not a storage afterthought.
Games and Billiards
The games area pairs a game table in the social lounge with a full billiards lounge. A glass chess set sits on the game table, and the billiards lounge adds seating by the fireplace for the non-players in the group.
The Café, Kitchen and Dining
At the far end of The Ranch House, the café serving station, the clubhouse kitchen and the communal dining space round out the food and coffee side of the complex. The kitchen and serving counter give residents a place to gather for meals and events without ever leaving the grounds.
Picture it as home
Could You See Yourself Living Here?
Club Liberty isn't a hotel or vacation resort. These amenities are part of everyday life for residents of the community. New construction and resale opportunities are available inside Liberty. Call Gary at (916) 595-4279 and arrange a private community and home tour.
The Events Barn: Built for Larger Gatherings
Across the social lawn from The Ranch House sits the Events Barn, the complex's venue for larger gatherings. The barn-style event hall is finished inside, and the program includes an art studio and a business lounge. The social lawn in front gives the barn an outdoor room for events in good weather.
Not Retired Yet? You Don't Have to Be.
55+ does not automatically mean retired. Plenty of today's buyers are still running businesses, consulting, working remotely or managing investments. Club Liberty includes a dedicated business lounge with workstations, meeting space and nearby facilities where residents can sit down, open the laptop and get something accomplished without turning the dining-room table into an office. Work for a few hours. Shut the laptop. Walk across to the pool. That's a pretty good commute.
These are resident workspaces inside the Events Barn, not sales offices. The workspace we photographed shows a row of desks with a kitchenette off to the side, and the meeting space next door gives residents a place to take calls or sit down with a client.
You May Be Able to Cancel the Gym Membership
Club Liberty's fitness center isn't a small room with two treadmills tucked into a corner. It includes cardio equipment, strength and training areas, and windows overlooking the pool.
For residents who regularly use a commercial gym, having this facility inside the community can change the daily routine considerably. Walk over. Work out. Walk home. No parking lot. No gym commute. No excuse about traffic.
LGI Homes describes the facility at Club Liberty as a state-of-the-art fitness center, which matches what we saw during our community visit: cardio along the window wall with pool views, plus strength and training areas filling the rest of the room.
Pickleball, Tennis and Bocce: The Racquet Center
LGI Homes describes the Racquet Center at Club Liberty with lighted tennis and pickleball courts. What we photographed during our community visit were the pickleball courts, ready for play, with the bocce courts sitting close by. Pickleball and bocce are two of the social magnets of 55+ living, and having both in place from day one matters to buyers who plan an active first season.

Pickleball Today. Tour Homes Tomorrow.
If this is the kind of 55+ lifestyle you're looking for, Gary can show you the community and help you compare available new homes and resale properties. Call or text Gary: (916) 595-4279
The Community Garden, Paths and Dog Park
LGI Homes describes the community garden at Club Liberty with a potting shed, scenic walking and jogging paths threading through the complex, and a fenced dog park. The garden beds we photographed are planted and maintained, with walkways leading through them, and the paths connect the pool, clubhouse and garden without crossing traffic.
We did not photograph the dog park on our visit, but for buyers who will not move without their dog, knowing there is a dedicated fenced space on the amenity campus is a practical point in the community's favor. Ask about the exact location and access rules when you tour.
A Day in the Life at Club Liberty
A day at Summit at Liberty could begin with a fitness walk on the walking and jogging paths, or with a session at the Club Liberty fitness center, where the cardio windows look out over the pool while you warm up. Mid-morning could find you at pickleball, a game or two on the Racquet Center courts, or at the bocce courts where the pace is slower and the conversation longer.
Lunch could be a light stop at the café in The Ranch House, or a seat by the pool between laps. The afternoon could be pool time, a book on the shaded patio lounge, or time in the community garden among the planted beds.
Evenings could end at the fire pits outside The Ranch House with neighbors, the kind of closeness that is hard to schedule and easy to find in a place built around shared space. The key word is "could." At Summit at Liberty, the amenities are there when you want them, and the pace is yours to set.
Who Summit at Liberty May Be a Great Fit For
Summit at Liberty deserves consideration from buyers who want a quieter 55+ setting without giving up access to the broader Northern California region. It can be particularly appealing to people coming from Fairfield, Vacaville, Dixon, Davis, Sacramento or the greater Bay Area who are looking for more home and more amenities for their real-estate dollar. Rio Vista is not an urban or heavily developed suburban location, and that is part of the decision. Buyers who need a daily commute should drive their actual route before buying. Buyers looking for a quieter setting with strong community amenities may see that same characteristic as one of Liberty's biggest advantages.
New Home or Resale? Gary Can Show You Both
One of the advantages of buying in an established-but-still-growing community is that buyers may have more than one way in. New construction gives you the opportunity to buy directly from the current builder inventory. Resale homes may offer established landscaping, owner-added upgrades, different lots, locations closer to particular amenities, or pricing that competes with the builder. Recent public listings confirm existing and resale homes are appearing within Summit at Liberty, including homes originally built in prior years. Gary can help you compare new construction against resale homes side by side, rather than assuming one is automatically the better buy. Call Gary at (916) 595-4279 to see what's currently available.
The Lifestyle May Look Expensive. The Homes Might Surprise You.
New construction at Summit at Liberty currently starts around $424,900 as of September 2026.

Summit at Liberty is a gated 55+ active-adult community of new single-story 2- and 3-bedroom homes, approximately 1,255 to 2,395 square feet, with floor plans offered by LGI Homes and Terrata Homes. Homes are still being built and sold here, so the pricing picture above reflects an active builder pipeline rather than a finished neighborhood. The model homes show the range: bright kitchens, primary baths with soaking tubs and walk-in showers, and garages sized for real life.
As independent REALTORS, we do not work for LGI Homes or Terrata Homes, and we do not send buyers to a builder sales office without representation already in place. We help you compare these floor plans against other 55+ communities across Placer, Sacramento and Solano Counties, and we set your appointment so you walk in with your own advocate.
Representation first
Before You Visit a New-Home Sales Office
Contact Gary or Rutsell BEFORE your first builder visit or registration at Summit at Liberty. Registration timing at new-home sales centers can affect whether an outside agent can participate in the sale, so the sequence that protects you is to call your own REALTOR first. Gary sets the appointment for the homes and models, and we confirm representation terms with you before you go.
In most new-home transactions the builder offers compensation to the buyer's REALTOR; confirm terms per purchase. We walk you through how representation works at Summit at Liberty before you ever sign in with the builder.
