Eskaton Village Roseville: The 55+ Community Where Ownership and Care Share One Campus

One campus, two very different halves: a rental continuum-of-care community and a gated neighborhood of privately owned single-story homes. Here is what the homeownership side actually is, in numbers and honest backstory.

The two halves of Eskaton Village Roseville explain almost everything about the community. The Lodge is the rental, continuum-of-care side: independent living rental, assisted living, memory care, and short-term or respite stays. The Village is the gated, fee-simple homeownership neighborhood that wraps around the Village Center clubhouse, where residents own their homes outright rather than leasing them.

This guide focuses on the homeownership side, The Village. If your search is about buying a home, this is where the ownership details, the numbers and the honest appeal live, and our complete guide to buying in a 55+ community in Northern California walks through how these purchases work step by step.

In this guide

What Eskaton Village Roseville Actually Is

Eskaton Village Roseville is a multiservice retirement campus run by Eskaton, a Northern California nonprofit senior-services provider founded in 1968 — more than 55 years in the business. That nonprofit structure shapes how the community is run and operated, and it matters to buyers who want to understand who they are dealing with on either side of the entrance.

The Lodge is the continuum-of-care side of the campus. It operates as a rental experience that spans independent living rental, assisted living, memory care, and short-term or respite stays. Residents there rent their place and their level of care; they do not buy real estate.

The Village is the other half: a gated neighborhood of private residences in fee-simple homeownership, wrapped around the Village Center clubhouse. Buyers purchase these homes like homes anywhere else. That pairing, ownership plus a care continuum on one campus, is the real identity of Eskaton Village Roseville.

The Numbers

Square feet, roughly, across the plans

Approximately 50 acres

Gated campus in West Roseville

The Village contains roughly 281 private residences, built primarily starting in 2007. The housing stock is a mix of detached single-story homes and duets: paired single-story homes that share one wall between the two residences.

Buyers work with roughly 10 floor plan configurations, from about 1,100 to 2,171 square feet, with most plans offered in both detached and duet versions. The Chateau and the Chateau Duet are a classic example of that pattern: the same floor plan available as a stand-alone home or as one half of a paired duet.

Geographically, The Village sits on a gated, roughly 50-acre campus in West Roseville, near Sutter Roseville Medical Center and the Fountains-Galleria retail corridor. That location matters: medical access and everyday shopping are close without needing long drives.

The Trivia / Backstory

The builders behind the phases

The Village was built out in phases over roughly a decade. The earliest homes were built by Lakemont Homes, with confirmed 2007 builds, and later phases were built by Silverado Homes into the 2010s, with 2010 to 2016 builds. MLS-confirmed model names across the phases are the Chateau, the Chalet, the Chalet Plus, the Villa, and The Cottage.

The builders partnered with Eskaton to sell the ownership units to the public. That partnership matters to buyers: the builders built and sold the homes, while Eskaton runs the campus and the continuum of care alongside them.

Early Industry Recognition

The community took the 2008 BIA Marketing and Merchandising "Community of the Year" award, per NorCal55Plus team research of California business records and industry sources. The award was an early industry recognition of the community's design and concept, and it put Eskaton Village Roseville on the map among Northern California communities pairing homes with care.

Built out through a downturn

Per NorCal55Plus team research of California business and entity records, the homeowners association was incorporated on June 4, 2007, at the very front edge of the 2008 housing downturn. Despite launching ownership sales into that market, the community still built out fully and is thriving today, which tells you something about the demand for this model.

Fee-simple ownership, not a care contract

It is worth saying plainly: the homes are fee-simple private ownership, not a life-lease and not a continuing-care contract. You are buying real estate with a deed, the same basic ownership shape as any home. The aging services on campus are separate from the ownership itself.

What the HOA actually does

MLS descriptions commonly identify exterior upkeep and landscaping as important HOA responsibilities within The Village. However, the exact division of responsibility can depend on the governing documents and the particular property. Buyers should review the current CC&Rs, maintenance responsibilities, reserve disclosures and assessment information before relying on an MLS description or marketing statement.

The Real Appeal (What Actually Sells This Community)

A real home, plus an on-campus aging runway

In our experience working with Northern California 55-plus buyers, the most frequently cited appeal of The Village is the combination of true homeownership with a genuine aging runway on the same campus. If care is ever needed, a Village homeowner can look to The Lodge for assisted living or memory care without leaving the neighborhood. That placement is separate from homeownership: residence or care admission remains subject to assessment, availability, admission criteria and additional charges. Proximity may make future planning more convenient, but it is not a guarantee of placement.

Reduced-maintenance living by design

Because the HOA covers exterior upkeep and landscaping, homeowners put away the ladder and the lawnmower. The maintenance burden that pushes many retirees out of their long-time homes is largely absent here, and in our experience working with Northern California 55-plus buyers, reduced exterior maintenance is frequently an important consideration. If you are weighing whether to downsize or right-size before your next move, that guide covers the practical side of the decision.

Village Center Amenities Are Separate From Care Services

Village homeowners may have access to designated Village Center amenities, while assisted-living, memory-care and other care services are separate. Buyers should verify current amenity access, charges and eligibility directly through the HOA and Eskaton.

Single-story, gated, and walkable

Many floor plans are single-level, the campus is gated, and the layout is compact enough to be walkable. Wrapped around the shared social hub of the Village Center, it reads as a tight-knit neighborhood rather than a sprawling development, which in our experience working with Northern California 55-plus buyers is frequently the energy they are looking for in this stage of life. The 2026 Housing Market Snapshot

All housing statistics below are from a comparative market analysis of listings reviewed through September 11, 2026.

28

Listings reviewed in the window

19

Closed sales

6

Active listings

3

Pending sales

Market data last verified September 11, 2026.

What sold, and for how much

The 19 closed sales among the 28 reviewed listings ranged from $409,000, for a 1,163 square foot home, to $559,000, for a 1,577 square foot home, with a median closed price of $475,000 and an average of $482,258. That averages out to approximately $352 per square foot. The homes were typically 2 bed / 2 bath, 1,163 to 1,645 square feet, all single-story, in a mix of detached and duet layouts. Active and pending listings during the window reached up to $539,950.

The demand signals

Several homes sold within days at their asking price, and 4 of the 19 closed transactions were reported as receiving multiple offers. The strongest proof point: one home at 1176 Volonne Dr sold for $550,000 against a $499,000 list price in 10 days, roughly 110% of asking.

What drives market time

The listing history suggests that pricing, presentation and property-specific differences materially affected market time.

The HOA reality, from the data

HOA dues reported in the reviewed listings ranged from approximately $471 to $535 per month, with many listings reporting $535. MLS remarks commonly cite exterior upkeep, landscaping and privately maintained internal streets, but those remarks are not definitive legal evidence of what the HOA covers. Dues, included services and property-specific obligations can change. Buyers should verify the current assessment, coverage, reserves and governing documents before relying on any advertised amount.

Gary and Rutsell's Bottom Line

Eskaton Village Roseville is one of the more misunderstood communities in the Placer and Sacramento market because it is really two products on one campus. Buyers should be very clear which half they are buying. The Village is a fee-simple homeownership neighborhood: real homes, real deeds, a real HOA, and a care continuum next door instead of a care bill built into the purchase. If you would like help sorting out which half fits you, reach out to Gary and Rutsell through the contact page.

Before You Tour The Village or Contact The Lodge

Before touring a resale home in The Village or separately contacting The Lodge about senior-living or care options, speak with your real estate agent. The home-purchase process and The Lodge's residency or care-admission process are separate, and understanding those roles early helps avoid confusion.
