Buyers often walk out of these two sales offices asking the same question: why does Esplanade seem more expensive when Four Seasons has the larger clubhouse and an indoor pool? The answer is not that one is better. Esplanade's clearest differences are Elk Grove geography and its hospitality-oriented Lodge with the Barrel House Bistro and Taproom, while Four Seasons emphasizes a larger clubhouse, indoor and outdoor swimming, and a different price/value equation in Rancho Cordova.

The trade-off, stated plainly

Four Seasons wins on indoor-pool and larger-clubhouse value. Esplanade wins on a hospitality-oriented Lodge experience and Elk Grove geography. Neither is a winner; the fit depends on your week and your route.

Price figures reviewed October 5, 2026 from published builder and listing sources; new construction pricing moves, so verify the current price sheets and HOA disclosures in writing before deciding.

What stood out on our tours

Gary and Rutsell have toured both communities and attended Esplanade's Lodge grand opening. Two observations capture the difference: at Esplanade, the restaurant and taproom make the Lodge feel fundamentally different from a traditional amenity clubhouse. At Four Seasons, the indoor pool and larger clubhouse footprint change the equation for buyers who expect year-round recreation. Neither impression is better; they simply suit different weeks.

Location context

Esplanade sits in southern Elk Grove (95757), on the Highway 99 side of the region, with Elk Grove's retail strip nearby. Four Seasons sits at The Ranch in eastern Rancho Cordova (95742), which is K. Hovnanian's own positioning for the community. Buyers should compare their actual daily routes: Esplanade starts with Elk Grove geography, and Four Seasons with an eastern Rancho Cordova base. The corridor you drive matters more than either clubhouse on paper.

Directionally, Four Seasons sits north and east of Esplanade, and we recommend testing the actual corridors at the hours you would really drive rather than reading a map. If your daughter lives in Elk Grove, Esplanade starts with geography; if your week leans toward the east, run the drives from Four Seasons.

Homes and floor plans

Esplanade at Madeira Ranch

About 606 detached single-story homes across three collections, Classics, Premiers, and Estates, with roughly eleven floor plans from about 1,522 to 2,979 square feet, and 2 to 4 bedrooms. Current community starting price: from about $519,999 to $899,000, reviewed September 2026. Taylor Morrison lists included features such as low-E windows, MERV 13 filtration, 2x6 exterior walls, specified cabinetry and tile, and smart-home features, per its collection pages.

What buyers actually receive: the builder's curated included-feature program, with its own design center selections. Review the current feature list for the specific collection you like, because inclusions vary by plan.

Four Seasons at The Ranch

About 705 planned single-story homes across four collections, Autumn, Summer, Winter, and Spring, with fourteen floor plans from roughly 1,307 to 2,916 square feet. New pricing runs roughly $424,990 to $671,990 in plan base prices, reviewed October 5, 2026. K. Hovnanian offers its own curated interior "Looks" program, its design-center path for finishes, flooring, and cabinet selections.

What buyers actually receive: K. Hovnanian's curated "Looks" interior program, and the builder's design-center upgrades. Figures here are directional and must be verified on the current price sheet.

Amenities compared

Esplanade's Lodge, about 21,700 square feet per the city of Elk Grove filing, grand opened June 2026 and emphasizes a different amenity mix including culinary and wellness experiences. The Lodge includes the Barrel House Bistro and Tap Room, a dedicated food-and-beverage concept per Taylor Morrison plans, and Gary and Rutsell toured the space firsthand at the grand opening. Because the current operating schedule is not documented in this article, treat day-to-day service as CURRENT CONFIRMATION NEEDED. The published Lodge amenity list also covers a resort-style outdoor pool and spa, a fitness center, a salon, pickleball and tennis courts, bocce, a dog park, and trails. We could not verify an indoor pool in published Esplanade materials, so do not assume one.

Four Seasons' amenity building comes in at about 29,000 square feet per the K. Hovnanian page, which officially calls it "The Clubhouse." The Clubhouse includes an indoor pool, an outdoor pool, lounge, billiards, cards room, events pavilion, catering kitchen, fitness center, and outdoor pickleball, bocce, dog park, and fire pit. The indoor pool is verified against the builder's page; the exact lane configuration needs current confirmation directly with the builder.

The restaurant difference, mapped plainly

Esplanade's Lodge includes the Barrel House Bistro and Tap Room, a dedicated food-and-beverage concept per Taylor Morrison plans, toured firsthand by Gary and Rutsell at the June 2026 grand opening. Four Seasons has gathering, event and catering-related spaces, but we could not verify a resident restaurant equivalent to Esplanade's food-and-beverage concept. If on-site dining is something you expect to use regularly, that distinction matters more than the clubhouse square-footage difference.

Which community wins your Tuesday?

On a normal Tuesday, are you more likely to use an indoor pool in Rancho Cordova or meet someone for lunch at Esplanade's Barrel House Bistro in Elk Grove? The Tuesday Test does not rank communities; it ranks your actual week, and that question is worth answering before you compare price sheets. Read the full Tuesday Test .

HOA and financial structure

CURRENT CONFIRMATION NEEDED

We are not publishing an exact monthly figure until a current builder or association disclosure is available. Ask for current HOA dues, what they include, and whether any additional community, special district or facility charges apply.

Both communities remain under active development. Buyers should review the association's current governance structure and developer-control provisions in the HOA documents.

On golf economics: neither community operates or owns a golf course, so there is no golf-fee structure to compare here. Buyers who want golf on the campus itself are comparing a different list, one that starts with Sun City Lincoln Hills and its 36 holes .

One way the decision can go (illustrative)

Take a couple with a daughter in Elk Grove, one spouse who wants to swim laps several days a week, and the other who wants a walkable restaurant inside the community. (This is illustrative, not a real client.) The decision, stated plainly, is whether the indoor pool matters more than family proximity and the Lodge dining experience. If swimming is the non-negotiable, Four Seasons may win; if the restaurant ritual and being close to the daughter matter most, Esplanade may win. Neither answer is wrong, which is exactly why the Tuesday Test exists.

Which community may fit which priorities?

Esplanade may fit you if

  • You are comfortable buying into a newer community, and your frame of reference is south Sacramentoand Elk Grove, with family and doctors on that side of the region.
  • The planned Barrel House Bistro and Tap Room at the Lodge sounds like your everyday pleasure.
  • Taylor Morrison's included-feature program and the grand-opened Lodge are the amenity campus you want to inherit.

Esplanade may not fit you if the indoor pool is a non-negotiable, or if the budget is tight: the entry price and the current published HOA figures run higher here.

Four Seasons at The Ranch may fit you if

  • You want the verified indoor pool, the larger clubhouse by published square footage, and generally lower advertised starting prices.
  • Your routines lean toward eastern Rancho Cordova, Highway 50, and points east.
  • You are comfortable buying into a community still building out, where ongoing construction activity may affect portions of the community while buildout continues.

Four Seasons may not fit you if you want south Elk Grove geography, the Lodge dining experience, or if you prefer to buy after more of the community is completed and a longer operating history is available.

Gary & Rutsell's Bottom Line

We are not declaring a winner, because there is not one; there is only the fit for your actual week. Esplanade has the hospitality-oriented Lodge experience, the Barrel House Bistro and Tap Room, and an Elk Grove address; Four Seasons has the larger clubhouse by published square footage, generally lower advertised starting prices, and a verified indoor pool. Compare similarly sized homes, lot premiums, design options and incentives on the same date, and weigh the Tuesday Test before the tour.
