You have settled on the Folsom and El Dorado Hills corridor, and now it is down to
two gated 55+ communities in neighboring stretches of the same corridor. Is the difference
between Regency and Heritage real, or just two versions of the same new-build story?
Buyers often assume Regency and Heritage are interchangeable because they sit along
the same Highway 50 side of the market. Once you drive both on the same afternoon,
the difference between a concentrated Folsom resort campus and a more established El
Dorado Hills community becomes much easier to feel.
Quick answer
Regency at Folsom Ranch is the Toll Brothers gated 55+ community in Folsom, about 919
homes across five collections on roughly 275 acres, with a single 18,000-square-foot
clubhouse, an indoor lap pool, seven pickleball courts, and an overall advertised
starting price around $525,000. Heritage El Dorado Hills is the Lennar gated 55+
community off Latrobe Road, actively selling with roughly a $471,490 to $711,994
advertised range across its current collections. Regency leans newer, higher-entry at
the top of its lineup, and Folsom-convenient; Heritage is more established, with a
lower advertised entry, and sits higher into the foothills. Neither is better; the fit
is location, budget, and amenity style.

Regency is built by Toll Brothers and is marketed as a luxury active-adult
community. Buyers should review the current written warranty terms for the
specific home and collection. The community is master-planned across about 275
acres with 919 homes in five collections, gated and age-qualified for 55+, and
still actively building out, so new sections and resident services are coming
online in phases. These figures come from Toll Brothers and were reviewed
September 2026; verify current with the builder.
Heritage El Dorado Hills
Built by Lennar, with construction beginning around 2015, so the community has a
meaningful existing resident base and completed phases. It is also still an active
new-construction community: Lennar's current site shows Heritage Carson Creek
actively selling. See the September 2026 Builder Snapshot below for current
availability and ranges. Heritage is gated and age-restricted, off Latrobe Road
near the El Dorado Hills Town Center.
Homes, floor plans, and pricing
It helps to separate a community's advertised entry price from a specific collection's
entry price. At Regency, Toll Brothers' overall announced starting price is approximately
$525,000, tied to the Sequoia duet collection added at a lower entry point (reviewed
September 2026). The Redwood single-family collection runs from roughly $659,995,
Mendocino from about $714,995, Shasta from about $772,995, and Tahoe from about $960,995.
The larger collections sit significantly higher. Regency spans five collections, so plan
size and price climb from the duets upward.
At Heritage, Lennar's current site (reviewed September 2026) lists the Heritage Carson
Creek community range at approximately $471,490 to $711,994. Roxbury starts around
$471,490, Mosaic II around $532,443, and Legends II around $602,342. Heritage's single-story
homes run roughly 1,251 to 2,567-plus square feet, and the community is actively selling
new construction.
So the absolute entry gap today is much narrower than it once looked: roughly $471,000
at Heritage versus roughly $525,000 at Regency. And the comparison changes again if you
compare single-family detached product on both sides rather than Regency's entry-level
duets. The honest way to compare is apples to apples: duet versus single-family, square
footage, lot, plan, quick move-in, and base price, all verified against the current
builder pages on the same day.

balance in the community.
September 2026 Builder Snapshot
Figures date quickly; check each builder's current site.
Heritage (Lennar): actively selling, with roughly 14 homes available and an advertised range of about $471,490 to $711,994 across current collections.
Regency (Toll Brothers): advertised starting price around $525,000 at the Sequoia duet entry, with single-family collections from about $659,995 upward.

Amenities compared
Regency concentrates its major amenities around one primary clubhouse campus of about
18,000 square feet (verified with Toll Brothers, September 2026): a heated indoor lap
pool, an outdoor heated pool, a spa, a full fitness center, gathering spaces, bocce,
two dog parks, and trails, plus seven pickleball courts outdoors. Some Regency homes
will be farther from the clubhouse than others, which is a normal part of any
single-campus model.
Current confirmation needed
Details below are unconfirmed as of September 2026.
Heritage has developed multiple amenity areas over time. Builder marketing currently
features Club Carson (resort amenities, pool, fitness, and lighted tennis and pickleball),
while earlier phases introduced other recreation centers. We are not asserting a final
current naming: the operating names, pool locations, theater location, and the
retractable-enclosure description still need current confirmation. Verify current
details before relying on names.
Regency also markets onsite food and beverage services. Confirm what form that takes
today, whether a café, market, or event service, when you tour, and do not read it as a
full restaurant unless that is what you verify. The honest summary: Regency is the
single-campus resort model; Heritage is the multiple/phase amenity structure, with
current naming to confirm. Neither community operates its own golf course, so golf
buyers should look at the Sun City options instead.

HOA and financial structure
We are not publishing a current exact HOA figure for either community until we have
written builder or association documentation. Both communities remain under active
development, so association budgets, developer control, and assessments may evolve over
time. Review the current budget, reserve information, and governing documents before
purchase, and ask each builder for the current master and sub-HOA amounts in writing.
Heritage has had residents and completed phases for longer than Regency. Buyers should
verify the current board and developer-control structure in the association documents for
whichever community they choose.
Location context
Directionally, Regency sits in Folsom, valley-side of the corridor, with Historic
Folsom, the American River Parkway, Folsom Lake, and the Palladio retail area in the
same orbit, and the future trail connection into Historic Folsom is planned, not
promised. Heritage sits higher in El Dorado Hills off Latrobe Road, closer to Town
Center, with a more foothill-oriented feel. Some locations in either community may
offer foothill or open-space views depending on the lot.
Choose the corridor before the clubhouse
Regency connects naturally to the Folsom and US-50 corridor, while Heritage places
buyers in the El Dorado Hills and Latrobe Road corridor. Drive the routes you expect
to use for doctors, family, groceries and recreation before deciding. Route times
change with traffic, so test the actual corridors at the hours you would really
drive.
Which community may fit which priorities?
Regency may fit you if
Folsom geography, lake and river access, and the Palladio orbit are your daily frame.
Toll Brothers' construction program and warranty matter to you, and a collection's pricing clears your budget.
You like the single-primary-campus resort model, with amenities concentrated around one clubhouse.
Regency may not fit you if the unpublished HOA is a planning problem, or if you want
a wider size range and a lower advertised entry.
Heritage may fit you if
El Dorado Hills foothill living and the Town Center are your frame, and you like the more foothill-oriented setting.
A lower advertised entry, a wide plan range, and new construction with an established resident base fit the picture.
Multiple amenity areas developed over time sound better to you than one new campus.
Heritage may not fit you if you wanted the Folsom address, or if you need the current
HOA and amenity naming settled before you can decide.
Gary and Rutsell's Bottom Line
This is a fit decision, not a ranking. Regency is the newer, single-campus Folsom choice
from Toll Brothers, with a concentrated resort campus and pricing that climbs from a
duet-level entry around $525,000. Heritage is the more established, actively selling
El Dorado Hills community from Lennar with a lower advertised entry around $471,000 and
multiple amenity areas. Walk both with your budget and your weekly driving habits in
hand, compare apples to apples, and the answer will show itself. No winner here; there
is only your fit.
Tour both on the same day
The Folsom versus El Dorado Hills difference is something you feel in the car and
in the air. Tour both in one afternoon, and ask each builder for the HOA and
fee numbers in writing while you are there.
The Regency vs. Heritage Tuesday Test
On an ordinary Tuesday, are you more likely to value Folsom access and Regency's
concentrated resort campus, or El Dorado Hills and Heritage's more established foothill
setting?
Where are your doctors?
Where are your kids and grandkids?
Which grocery stores do you actually use?
Which freeway is on your regular route?
Which trails would you actually walk?
Where will you actually spend your time on that ordinary Tuesday?

Buyer questions, answered
Is Regency at Folsom Ranch cheaper than Heritage El Dorado Hills?
Not straightforwardly. Today's advertised entry is roughly $525,000 at Regency and
roughly $471,490 at Heritage (reviewed September 2026), so the gap is much narrower
than it once looked. Compare apples to apples: duet versus single-family, square
footage, lot, plan, quick move-in, and base price, all verified on the same day.
Which community has an indoor pool?
Toll Brothers identifies an indoor lap pool at Regency (reviewed September 2026). For
Heritage, verify the exact current enclosed or covered pool configuration with the
builder, since the operating names and details are being confirmed firsthand.
Which has more pickleball courts?
Toll Brothers currently identifies seven pickleball courts at Regency. Heritage has
lighted courts, but the exact count should be verified with the builder.
Is Regency gated?
Yes. Regency at Folsom Ranch is gated and age-qualified for 55+. Heritage is also
gated and age-restricted.
Is Heritage still building new homes?
Yes. Lennar's current site shows Heritage Carson Creek actively selling (see the
September 2026 Builder Snapshot above). It has an established resident base and is
still an active new-construction community.
Which is closer to Folsom shopping and healthcare?
Regency sits in Folsom with the Palladio retail area, Folsom Lake, and the river in
the same orbit. Heritage sits higher in El Dorado Hills near the Town Center. Test
the actual corridors at the hours you would really drive.
What are current HOA dues?
We are not publishing a current exact HOA figure for either community until we have
written builder or association documentation. Both remain under active development,
so ask each builder for the current master and sub-HOA amounts in writing.
Which community has larger homes?
Regency's published plans run roughly 1,398 to 2,441 square feet; Heritage's run
roughly 1,251 to 2,567-plus square feet (reviewed September 2026). The right size
depends on the specific plan you compare, not just the headline range.
Can Gary and Rutsell represent me with Toll Brothers or Lennar?
Yes, subject to buyer-representation and builder-registration requirements. Contact
them before your first visit to either builder, because registration and
broker-cooperation policies can affect representation.
Compare Regency and Heritage Back to Back
If both communities are on your list, Gary and Rutsell can help you compare the
current builder information and tour them in the same day, subject to builder
availability and registration requirements. Gary and Rutsell are not employed by Toll
