Sun City Roseville is much easier to understand on a first visit than Lincoln Hills:
the community is smaller, mature, and closely tied to Roseville's retail and medical
corridor. The trade-off is cost. Buyers need to evaluate the $234 monthly assessment,
the separate Special Use Fee, older resale housing and fewer total golf holes against
the convenience and strong association financials.
The honest short version
Sun City Roseville buys a compact, mature community whose association currently
reports very strong reserves and no debt: 3,110 homes within about 1,200 acres, a
heated indoor pool with 75-foot swim lanes, and 27 holes of association-owned golf,
at a $234 monthly assessment plus a one-time Special Use Fee that applies for
resident amenity membership. The trade-offs are a higher base HOA than Lincoln Hills,
fewer golf holes, and a broad activity calendar, but not Lincoln Hills' sheer scale.

We follow Sun City Roseville's resale market, tour homes throughout the community
and regularly compare it with Lincoln Hills for buyers. Roseville's strongest
advantage is not simply its amenities: it is how much community life fits into a
smaller footprint.
The baseline facts
Sun City Roseville was built mainly in the mid-1990s through 2000, with 3,110 homes on
roughly 1,200 acres in West Roseville. The community is self-managed: a seven-member
elected resident board and more than 200 employees, with Del Webb having turned over
association control in 1997. The association operates and maintains its own two golf
courses, 27 holes total, and reports that only about 45% of its annual revenue comes
from homeowner assessments, with roughly 55% generated by business operations. All
figures are association-reported, reviewed September 2026; verify current.

The pros, owned honestly
Compact and easy to learn
In a community of 1,200 acres, Timber Creek is the primary activity hub, while
additional amenities and golf facilities extend through the community. A recurring
comment we hear from buyers is that Roseville feels easier to learn quickly than
Lincoln Hills because of its more compact footprint.
Close to Roseville shopping and hospitals
Sun City Roseville is generally closer to major Roseville retail and the
Kaiser/Sutter Roseville medical corridor than Sun City Lincoln Hills. West Roseville
puts the Galleria, big-box retail, restaurants, and the Roseville medical corridor,
including Kaiser Permanente Roseville Medical Center and Sutter Roseville Medical
Center, closer than Lincoln Hills residents typically travel. See our
healthcare accessibility analysis
for the deeper picture. Route times change with traffic; verify your own map before
relying on any drive.
Strong association financials
The association currently reports very strong reserves and no debt: roughly
$59.7 million in total assets, a $16.9 million reserve fund, and reserves
approximately 99.5% funded. Strong reserves and the absence of association debt may
reduce the likelihood that routine capital replacements require unexpected owner
funding, although no reserve position guarantees that special assessments will
never occur. The association also generates significant business revenue, which
helps fund its operating picture. Financials verified September 2026; verify
current with the association.
Mature landscaping
Built mostly between the mid-1990s and 2000, the community is fully baked: mature
trees and finished landscaping. Unlike an actively building new-home community,
Sun City Roseville is fully established, so buyers are not living amid builder
phases inside the community. That settled, established look is one of the first
things buyers mention.
Active programs and the heated indoor pool
More than 50 shared-interest clubs, a strong fitness campus at Timber Creek, a
heated indoor pool with 75-foot swim lanes for year-round swimming, and an active
pickleball program give residents a full calendar in a manageable footprint. Golf
carts double as community transport, which makes the compact scale feel even easier.

activity hub, while additional amenities and golf facilities extend through the
community.
The cons, owned just as honestly
Higher base HOA than Lincoln Hills
The current monthly assessment is $234, billed quarterly at $702, which is $46 a
month more than the Lincoln Hills standard of $188. The honest framing: that money
buys into an association with very strong reported reserves, no debt, and real
business revenue, not simply a higher bill. HOA assessment verified September 2026;
verify current before purchase, and confirm the exact assessment for the home you
are considering.
The one-time Special Use Fee
A separate one-time Special Use Fee applies for resident amenity membership: access
to the fitness center, pools, sports courts, and activities. It should not be
described as required for dining or golf access: the Timbers at the Lodge
Restaurant and the golf courses are open to the public. Budget for it as a cost of
entry, and verify the current amount directly with the association before purchase;
fee amounts change over time.
Fewer golf holes
Sun City Roseville Community Association owns and operates Timber Creek and Sierra
Pines, providing 27 holes of golf: the 18-hole Timber Creek plus the 9-hole Sierra
Pines. That is plenty for most golfers and simply not the 36-hole scale of Lincoln
Hills. If two full 18s on campus is your specific goal, Lincoln is the destination.

Smaller scale and programming
Broad activity calendar, but not Lincoln Hills' sheer scale. Fifty-plus clubs is a
strong calendar, and it is not the 80-plus activity-group depth Lincoln Hills
supports. Buyers looking for the largest possible number of clubs, groups and
simultaneous activities may prefer Lincoln Hills.
Resale considerations, and home age
As a mature community with a defined inventory of 3,110 homes, resale volume is
steady and the housing stock is older than any new build. Condition and remodeling
vary widely from home to home, so pricing power and renovation costs deserve a
careful look property by property. Keep the new-construction tradeoff honest:
everything here is resale, but established resale inventory means buyers can
evaluate the actual street, landscaping, neighbors, lot position and completed
amenities before purchasing. These homes have 25 floor plans ranging roughly from
878 to 2,681 square feet, according to the association. One house might have
original HVAC, original windows, older roof, original kitchen and bathrooms;
another may be fully modernized. Same floor plan, very different value.
From our tours
One thing we see repeatedly is that two identical floor plans can feel like
completely different purchases because one has been substantially updated while
another still has original systems and finishes.

What the financials actually mean
Reserves 99.5% funded sounds technical, and here it is in plain terms: the association
currently reports its reserves as approximately 99.5% funded. That is a strong
reported reserve position, but buyers should still review the current reserve study
and HOA disclosures before purchase. The association also carries no debt, and it
generates significant business revenue, which supports its operating budget. The two
associations have different operating structures; buyers should compare equivalent
reserve, debt and budget information rather than one headline number. Financials

Who it fits, and who it does not
Sun City Roseville may fit you if
You want Roseville shopping, dining, and the medical corridor close by.
Year-round lap swimming matters, and the heated indoor pool with 75-foot swim lanes is the draw.
A compact community where Timber Creek is the heart sounds right, and mature landscaping beats new construction for you.
Strong association financials matter: very strong reported reserves, no debt, and significant business revenue.
It may not fit you if
You specifically want 36 holes of golf on campus.
The one-time Special Use Fee for resident amenity membership would stretch the budget; verify the current amount before budgeting it.
You want the largest possible activity calendar and the roomiest setting, which is Lincoln's argument.
You want brand-new construction with a builder warranty; everything here is resale.

The Sun City Roseville Tuesday Test
Do you want to leave home, be at the fitness center or lodge quickly, play nine holes,
have lunch at Timbers, run errands in Roseville and still feel like you're in a
relatively compact neighborhood? If yes, Roseville's scale may fit. If you want larger
community, more groups, two lodge campuses, 36 holes, Lincoln Hills may fit better.
Sun City Roseville often makes an immediate impression because its amenities, mature
landscaping and compact layout are easy to understand on a first visit. The honest
conversation is about the cost stack, the higher monthly HOA plus the one-time Special
Use Fee, and whether the smaller footprint delivers the social depth you want. For
buyers who want convenience, swimming, and strong association financials in one
package, it is a very strong fit. Golf-first buyers should keep Lincoln on the list.
