You drove through Sun City Lincoln Hills and could not see the end of it, and when you
got home you read that it has more than 6,700 homes. Is big actually good, or is this
community simply too much?
The honest short version
Lincoln Hills' size is both its greatest advantage and its biggest trade-off. More
than 6,700 homes support two lodge campuses, 36 holes of golf and extensive activity
programming, but the community is spread out, golf costs extra, and Roseville's major
medical and retail corridor is farther away.
Is Sun City Lincoln Hills gated? No.
Sun City Lincoln Hills is a large, non-gated active-adult community. Buyers should
not confuse its landscaped entrances and organized association structure with
controlled or guarded residential access.
Gary & Rutsell's field perspective
One of the easiest mistakes to make on a first visit is assuming a home near one
lodge is equally convenient to everything at the other. The community's size becomes
much more obvious once you drive from one end to the other.

Sun City Lincoln Hills opened for sales in February 1999 and has grown into one of the
largest 55+ communities in Northern California, and the largest in the Greater
Sacramento region: more than 6,700 single-family homes, plus a separate 80-unit
condominium or Villas sub-association, roughly 11,000 residents, and an extensive
community of about 2,992 acres in Lincoln, California, off Highway 65. It is a large,
non-gated active-adult community, per the association's own description. It
transitioned to homeowner control on April 1, 2005, and is governed by an elected
resident board. Home count verified September 2026; verify current figures before you
plan around any of them.

The scale, in plain HTML
A simple way to feel how large and spread out the community is: its two lodge campuses
sit far apart, and the golf courses and Highway 65 help frame the map. This is a
branded orientation graphic, not a precise map.
Highway 65 (north-south boundary east of the main campus)
Key entrances off Ferrari Ranch Road and Fiddyment Farm roads
Orchard Creek Lodge
Main clubhouse campus, pools, fitness, dining, library, and activity rooms; the southern half anchor.
Kilaga Springs Lodge
Second clubhouse campus to the northwest, pools, fitness, dining, and activity rooms; the northern half anchor.
Golf courses
The Hills and The Orchard, 18 holes each, privately operated and not owned by the HOA; spread across the community between the two lodge areas.
The takeaway: this community is large and intentionally spread out to serve its
roughly 11,000 residents; some trips inside the community require wheels. Golf carts
are part of community life in appropriate areas, subject to association rules and
applicable public-road laws.
Pros and Cons at a Glance
The honest short version, item by item. Every point below is unpacked in detail
further down the page.
Pros at a glance
Two full lodge campuses with more than 111,000 square feet of facilities: pools, fitness, dining, libraries and hobby rooms
36 holes of golf on site: The Hills and The Orchard
More than 80 activity groups backed by roughly 11,000 residents
Deep resale inventory across more than 6,700 homes
Indoor pools and fitness at both lodges, plus a walking trail network
Cons at a glance
The size: the community is spread out and some internal trips need wheels
Golf, classes and programming are separate costs beyond the assessment
The 80 attached Villas carry separate, higher dues
Major Roseville medical and retail centers are a longer drive
Home and yard maintenance stays on the homeowner
The pros, owned honestly
Scale that funds depth
Roughly 11,000 residents support programming that smaller communities cannot. The
association describes more than 80 special-interest and activity groups, two full
lodge campuses, and a calendar that runs morning to night. If you want a new thing
to try every week for a decade, this community has the critical mass for it.
Two lodge campuses
The two campuses together provide more than 111,000 square feet of association
facilities, including pools, fitness, dining and activity spaces; specific
facilities differ by campus. The indoor pools at both, fitness at both, dining,
libraries, and hobby rooms at the campuses give residents two centers of gravity,
not just one. Because facilities are not duplicated room for room, check which
campus has the specific amenity you use most.
36 holes of golf
Two 18-hole courses, The Hills and The Orchard, both located within the community
but privately operated and not owned or funded by the HOA. Golf ownership verified
September 2026. For golfers who want two full courses on campus, few communities
in the region match this scale.
Walking trails and open space
Sun City Lincoln Hills has an extensive walking-trail and open-space network with
wildlife preserve areas, and walking, cycling and golf-cart errands are genuinely
pleasant on the right days. One figure needs care before you plan around it:
CURRENT CONFIRMATION NEEDED
Association materials use different figures. A 2022 association publication
described 27 miles of dedicated walking trails, while a more recent 2024
association overview identifies 12 miles of walking trails. NorCal55Plus is
confirming what each figure counts before publishing one as definitive.
Established community feel and neighborhood structure
Sun City Lincoln Hills is a large, non-gated 55+ community. Its landscaping,
neighborhood layout, association facilities and resident activity create a strong
sense of community, but buyers should not confuse that with gated access or
controlled entry. The entrance waterfall is a landmark, not a security gate.
Resale selection: volume cuts both ways
Deep resale inventory means plenty of choices, which is a pro for buyers, and it
also means steady competition among sellers, which affects pricing power for
individual homes. Gary and Rutsell can pull current active, pending and closed
counts for the community from MetroList on request; treat any figure as a snapshot,
not a prediction. Compared with many smaller communities, Lincoln Hills gives
buyers more selection in the same search window.
A golf course view at Sun City Lincoln Hills, photographed by the NorCal55Plus team.
Golf is a separate cost: the standard assessment does not fund the fairways.
The cons, owned just as honestly
The size can feel spread out
Nearly 3,000 acres is a lot of ground. Neighbors across the community are a golf
cart or a car ride away, not a stroll, and some buyers find the scale makes daily
errands inside the community feel longer than they expected. You will be in the car
more than in a compact community like Roseville.
Major Roseville medical centers are farther away
Buyers who rely specifically on Kaiser Roseville, Sutter Roseville or specialists
located in Roseville should map those trips carefully. Lincoln also has local
medical services, so this is primarily about proximity to particular systems, not
an absence of healthcare in Lincoln. Route times change with traffic; map your own
providers and verify before relying on any drive. Use the Medical Map Test:
The Medical Map Test
If your care is centered at Kaiser or Sutter Roseville, drive the route from the
exact Lincoln Hills neighborhood at the time you normally travel.
The golf courses are not owned by the homeowners association, and the standard HOA
assessment does not fund golf play. Golfers pay separately for play, passes, and
memberships. The honest reading: the $188 standard assessment buys the lodges,
pools, fitness, and grounds, not the fairways.
The Villas carry separate, higher fees
The 80 attached Villas are condominium units within a separate sub-association and
have additional fees beyond the master association assessment. There is no single
HOA figure for every home in this community; verify the exact dues property by
property.
Ongoing home and yard responsibilities
The standard assessment covers the common grounds, not your specific lot. Personal
landscaping and yard care for your home remain your responsibility unless a
specific property or sub-association includes landscaping. Roof, exterior house
maintenance and major home systems are also on the homeowner. Budget for these
alongside the dues.
Nearby development continues outside the association
Lincoln continues to grow around Sun City Lincoln Hills, and nearby projects
outside the association can affect traffic, views or construction activity
depending on location. The defined community itself is established and no longer
building out; the surrounding parcels are where change shows up. Buyers should
evaluate the specific neighborhood and surrounding parcels rather than assuming the
whole area is finished or untouched.
Courts: verify access, not just existence
The verified court counts are 6 pickleball, 11 tennis, and 12 bocce, court counts
verified September 2026. Ask about reservation rules, club play, open-play hours
and peak demand. Verify access, not merely existence, because a court that is
always reserved is a different amenity than a court with open play.
Trails thread through the community and its open-space and wildlife preserve areas.
The total trail mileage is under current confirmation with the association.

The Lincoln Hills Tuesday Test
Do you want enough clubs, golf and amenities that you can fill the week, accepting
that some of those activities are a car or golf-cart trip away? If yes, Lincoln Hills
may fit. If you want one compact clubhouse, closer retail and shorter internal trips,
Roseville might fit better. Neither answer is wrong; they are simply different weeks.
Read the full Tuesday Test
.
"We thought it was too big, until we understood why" (illustrative)
Two buyers, same facts, opposite reactions to the scale, is the pattern we see
repeated. (This is illustrative, not a real client.) One couple walked the two lodge
campuses, saw the activity calendar, and decided the size was exactly why they wanted
to live here: dozens of clubs and classes, plenty of neighbors, and room to find their
people. The other couple loved the same amenities, but realized they wanted one compact
clubhouse, closer retail, and shorter internal trips. Same facts, different weeks; that
is exactly what the Tuesday Test surfaces.
Prefer something more compact?
Sun City Roseville is the classic smaller alternative: one central clubhouse, closer
Roseville retail and medical, and shorter internal trips. Our
Roseville versus Lincoln Hills comparison
lays both out side by side, with the same homeowner-level honesty.
The fees, framed honestly
2026 standard association assessment: $188 per month, according to current association
materials reviewed September 2026. HOA assessment verified September 2026. Villas have
additional separate dues; there is no single HOA figure for every home in this
community.
What the standard assessment does NOT cover
Personal landscaping and yard care for your specific lot
Roof, exterior house maintenance, or major home systems
Utilities, including electricity, water, trash, and internet
Golf play, passes, or memberships
All classes, events, or fitness programming fees beyond the standard assessment

Who it fits, and who it does not
Sun City Lincoln Hills may fit you if
Golf is central to your week, and 36 holes on campus is the goal.
You want one of the broadest activity calendars among Sacramento-area 55+ communities.
You like a roomier Lincoln setting and do not mind driving or carting across a very large community.
Daily errands in Lincoln and a golf cart for neighborhood trips sound like the right pace.
It may not fit you if
You want everything walkable from one central lodge, the Roseville compactness.
You rely specifically on Kaiser Roseville, Sutter Roseville or other Roseville specialists and want those trips short.
You want the HOA to cover your golf, because here it does not.
Any construction activity in nearby parcels would bother you enough to rule out whole neighborhoods.
Six dedicated pickleball courts, 11 tennis courts, and 12 bocce courts per current
association information; court counts verified September 2026. Ask about reservation
rules and open-play hours before you plan your league.
Gary and Rutsell's Bottom Line
We have toured this community mile after mile, and the honest verdict is that size is
both the best and hardest thing about it. Very few Sacramento-area 55+ communities can
match the breadth of amenities and activities supported by a resident population this
large. At the same time, the larger footprint, ongoing home and yard responsibilities,
and distance from certain Roseville services are genuine trade-offs, not footnote
items. Buy the lifestyle with your eyes open about the miles, and you will likely love
it.

Sun City Lincoln Hills Resident Feedback
What published resident reviews and our own research visits say about the everyday
experience here, without the builder's marketing lens.
What do residents say about living at Sun City Lincoln Hills?
Published resident reviews are strongly positive, with reviewers citing welcoming neighbors and the active-lifestyle amenities. A resident review on Caring.com describes the community as a large but self-contained area where everyday errands can be reached by golf cart. The trade-off is the scale itself: the community spans roughly 2,992 acres, so some trips inside it need wheels.
What should buyers know about HOA fees and amenities?
The 2026 standard association assessment is $188 per month. It covers the two lodge campuses with pools, fitness and dining, plus grounds and the trail network, but it excludes golf, classes and programming fees, personal landscaping, utilities and the separate Villas dues. The two 18-hole courses are privately operated and not owned or funded by the HOA, so golf is a separate cost.
What are the biggest downsides of living at Sun City Lincoln Hills?
Published resident reviews contain few outright negatives; most criticism found online comes from employee reviews of association management, not from residents describing everyday life. The honest trade-offs, covered in detail on this page, are the community's spread-out size, the separate costs of golf and classes, the longer drive to major Roseville medical centers and the additional dues on the 80 attached Villas.
