Roseville has five conventional resort-style 55+ active-adult communities,
and choosing between them comes down to size, lifestyle, new construction
versus resale, and how much service you want. All five offer single-story,
age-qualified living at 55+, in Placer County, one of Northern California's
strongest markets for this lifestyle.
The honest short version
There is no single "best" community here. There is a best fit. Sun City
Roseville is the biggest social and golf play, The Club at WestPark is the
intimate Del Webb boutique, Heritage Solaire is the gated modern smart-solar
community, Heritage Placer Vineyards is the only one selling brand-new homes
from the builder, and Eskaton Village Roseville pairs ownership with services
and a care campus. This guide explains the differences so you can weigh them.
We are independent 55+ community specialists, not a builder's sales office,
so our job is to show you the real trade-offs. Home counts, build eras and
amenity details in the table below were verified in September 2026 from
association and official community sources; HOA fees, pricing, phase
availability and amenity completion dates change, so treat this guide as the
starting map and verify the details before you commit.

Sun City Roseville: the biggest social menu in the city
What it's best for:
buyers who want the largest, most established 55+ community in Roseville, with
the deepest club and activity culture, an on-site restaurant, two lodges, and
27 holes of golf.
Sun City Roseville is the anchor of this list: roughly 3,110 homes built by Del
Webb between about 1995 and 2000, open rather than gated, and lush with mature
landscaping. Its amenity heart is Timber Creek Recreation Lodge, roughly
58,000 square feet, joined by a second lodge, so the club calendar is the
deepest in Roseville, with pickleball, tennis and bocce, indoor and outdoor
pools, and The Timbers restaurant on site. The association owns and operates
its own golf: 27 holes across the 18-hole Timber Creek and 9-hole Sierra Pines
courses.

plus the 9-hole Sierra Pines, owned and operated by the community
association. Photo by the NorCal55Plus team.
The Club at WestPark: Del Webb quality at boutique scale
What it's best for:
buyers who want Del Webb quality and a full clubhouse, The Retreat, on a
smaller, more intimate scale, with public streets and typically lower dues
than gated neighbors.
The Club at WestPark is the "smart money" boutique choice: roughly 704
single-story Del Webb homes built from 2006 through 2014 inside the larger
master-planned WestPark neighborhood. It is open, with public city streets,
rather than gated, which keeps the feel neighborly and, typically, the dues
lower than the gated communities nearby.
The Retreat, about 10,000 square feet, delivers 24-hour fitness, a pool and
spa, bocce and billiards, and kitchen and lounge areas, a complete clubhouse
life on a fraction of Sun City's scale. There is no golf on site, and
inventory is resale only. For buyers who want the resort perks without the
sheer size, this is the quiet stand-out of the group.

community in Roseville. Photo by the NorCal55Plus team.
Heritage Solaire: gated, modern, and built out
What it's best for:
buyers who want a gated, modern, boutique-scale Lennar community with
solar-equipped smart homes, the Sol Centre hub with pool, fitness, pickleball,
tennis and bocce, and a built-out, settled feel.
Heritage Solaire is the polished modern option: 493 single-story smart homes
from Lennar, solar-equipped as standard, built out around 2022 inside a gated
neighborhood. Because construction is complete, the community is calm and
settled, no builder phases, no construction dust, and inventory is now resale
only.
The Sol Centre is the lifestyle hub: pool, spa and gym, event-friendly
clubhouse spaces, plus pickleball, tennis and bocce courts. If you like the
idea of a newer, energy-conscious home in a gated, easy-to-learn community,
Solaire deserves a serious look alongside the bigger names in this guide.

Heritage Placer Vineyards: the new-construction option
What it's best for:
buyers who want brand-new construction from the builder, gated, with the
Palazzo clubhouse still completing, and Next Gen floor plans available in
select homes.
Heritage Placer Vineyards is the only community on this list where you can buy
new from the builder today: a Lennar gated active-adult community of roughly
1,100 homes planned, with Lennar actively selling new phases. Amenities center
on The Forum, with an enclosed year-round pool, spa and fitness, plus
pickleball, tennis and bocce, and The Palazzo clubhouse, scheduled to complete
in 2026, with a planned catering kitchen.
Select floor plans offer Lennar's Next Gen suite, a private attached space
with its own entrance, which suits multi-generational households. Because the
community and its amenities are still completing, buyers should verify current
phases, pricing and which amenities are actually operational before purchasing,
and ask the builder what is finished versus scheduled.

Eskaton Village Roseville: ownership plus services
What it's best for:
buyers who want fee-simple homeownership in a gated neighborhood with
services: 24/7 security patrol, a medical shuttle, maintenance services, and
access to the adjacent Eskaton senior-living continuum of care, which is
separate from the rental, assisted-living and memory-care residences.
Eskaton Village Roseville is a different conversation from the four resort
communities. The Village is a gated neighborhood of roughly 281 fee-simple
single-story residences, built primarily from 2007 onward around the Village
Center clubhouse, with fitness, pool and spa and organized activities and
clubs. What sets it apart is the service layer: 24/7 security patrol, a
medical shuttle, maintenance services, and service-oriented campus dining
nearby.
The same campus holds The Lodge, Eskaton's separate continuum of care with
rental independent living, assisted living and memory care. Owning a Village
home does not guarantee Lodge admission, and the two are legally and
operationally separate, but having that continuum next door is the honest
appeal of this community. It is more service-oriented than the four resorts.

How to choose: three honest decision paths
Instead of a scorecard with a winner, here are the three questions that
actually separate these five communities. Answer them honestly and the right
shortlist builds itself.
Size and social scene: Sun City Roseville versus everyone else
If the club and activity menu is the point of the move, Sun City
Roseville's scale is unmatched in this city: two lodges, a restaurant,
tennis, pickleball, bocce, indoor and outdoor pools, and 27 holes of golf
on site. The other four are smaller and calmer by design. None of them is
"better"; they simply serve different weeks. A buyer who wants a full
calendar every day belongs at Sun City. A buyer who wants a quiet
neighborhood with a good clubhouse should compare the four smaller
communities first.
New construction versus resale: Heritage Placer Vineyards versus the others
Only Heritage Placer Vineyards sells new homes from the builder today, so
the new-construction decision is effectively a yes or no on that community.
Buying new means builder warranties, current systems and finishes, and
choosing your own finishes, and it also means living through construction
phases while the clubhouse finishes. The other four are resale: what you
see, the landscaping, the street, the completed amenities, is what exists.
Resale lets you inspect the finished product, and it skips the years of
construction dust, at the cost of someone else's choices in the finishes.
Resort lifestyle versus services: Eskaton Village versus the four resorts
If you want the resort rhythm, clubhouse hub, pools and courts, the four
resort communities fit. If services matter more than the amenity list, a
24/7 security patrol, medical shuttle, maintenance services and a care
continuum on the same campus, Eskaton Village is the different,
service-first conversation. Buyers who are planning for the long arc of
aging, or who want a lighter hand on home maintenance as the years pass,
often find Eskaton's model compelling even though the club calendar is
quieter than the resorts.
The no-guarantee part:
the best choice depends on your priorities, and no article can pick it for
you. Current HOA fees, pricing, phase availability and amenity completion
dates must be verified directly with each community before you purchase.
We will walk you through all five if that helps.
Frequently asked questions
Do all five communities require at least one resident to be 55 or older?
Yes, all five are age-qualified 55+ communities. Under the federal HOPA housing-for-older-persons rules they generally require at least one resident per home to be 55 or older, and they limit who younger family members and guests can be and how long they can stay. Confirm each community’s specific age and occupancy policy before purchase.
Which Roseville 55+ community has golf on site?
Sun City Roseville, with 27 holes: the 18-hole Timber Creek course plus the 9-hole Sierra Pines course. The other four communities in this comparison have no golf on site.
Is Eskaton Village the same as an assisted-living facility?
No. The Village is a gated, fee-simple homeownership neighborhood, not a care facility. The assisted-living, memory-care and rental independent-living residences belong to The Lodge, a separate part of the same campus.
