Esplanade at Madeira Ranch vs. Esplanade at Turkey Creek
Two Taylor Morrison 55+ communities, one in Elk Grove and one in Lincoln. This comparison walks through price, floor plans, location, dining, pools, and daily life, with every figure dated and sourced.
Research checked September 29, 2026.
Planned buildout is not the number of completed or occupied homes. Both communities are still selling new homes and building out, so treat the home counts as the plan on paper, not what stands on the ground today.

Which community fits your life, your home, and your budget?
This page compares the two Taylor Morrison Esplanade communities that Northern California 55+ buyers ask us about most: Madeira Ranch in Elk Grove and Turkey Creek in Lincoln. Both are gated, age-qualified communities built around a Lodge with dining, fitness, and recreation. The differences that decide most buyers are the price of a similar floor plan, the location and everyday errands, the pools, and the pace of construction, and we treat each one as its own decision factor.
Location, housing cost, floor plan, family proximity, and daily routines each deserve their own answer before you fall in love with a clubhouse. We start with price, because that is where most buyers begin, then walk through matched floor plans, the two addresses, dining, wellness, recreation, and the rules that shape a normal week. The pools are part of that picture, and a real one, but they are not the whole story.
A note on how we researched this: the figures come from the builder, the contractor who built both amenity campuses, city and financing records, and each community's official website, all checked on September 29, 2026. Where sources disagreed, we kept both numbers in the table instead of smoothing the difference away.
Plan your first visit with us
When you are ready to see either community in person, let us arrange it. If you want us representing you on a new home at Madeira Ranch or Turkey Creek, register with us before your first visit to the builder's sales office. That first visit is how the builder assigns representation, so the timing matters.
The Lodge phone numbers and websites at the bottom of this page are the communities' own contacts, kept here so you can verify hours and rules directly. Tour planning, pricing checks, current availability, and representation are our job. Call or text Gary at 916-595-4279 or use the contact page.
Price and availability snapshot
Taylor Morrison's pages advertised starting prices of $519,999 at Madeira Ranch and $512,999 at Turkey Creek when we checked on September 29, 2026. Treat those as advertised entry points, not equivalent-home quotes or guaranteed current offers. The entry price is the smallest plan with the fewest options, and a finished home with a lot premium and Design Studio upgrades costs more, often substantially more.
Madeira Ranch
Advertised entry: $519,999 (Taylor Morrison, September 29, 2026). Collections: Classics, Premiers, Estates.
Turkey Creek
Advertised entry: $512,999 (Taylor Morrison, September 29, 2026). Collections: Cottages, Classics, Premiers, Estates.
Collection availability matters as much as the entry price. Turkey Creek's floor-plan page marks its Estates plans as temporarily sold out, so continuing community sales does not mean every collection is available to order today. Ask the builder which collections and phases are actually open before you plan around a specific plan.
What buyers actually pay is a different number from the advertised entry. Our community pages for both Esplanades show the live market picture, and the market-statistics sections further down this page explain the gap between builder marketing and finished-home reality.
Matched floor plans: the same size of home, side by side
Entry prices only make sense when you compare similar-sized homes. The table below matches three published plans at each community by size, with each community's published starting price beside it.
| Plan | Madeira Ranch: published size / starting price | Turkey Creek: published size / starting price |
|---|---|---|
| Redwood | 1,522 sq ft / $519,999 | Cottages-Redwood: 1,529 sq ft / $532,999 |
| Lake | 1,785 sq ft / $564,999 | Classics-Lake: 1,792 sq ft / $614,999 |
| Mallard | 2,266 sq ft / $669,999 | Premiers-Mallard: 2,266 sq ft / $695,999 |
These are published starting prices retrieved for this review on September 29, 2026, not finished-home quotes. Collection specifications, lot premiums, options, incentives, and availability can differ.
The key takeaway: Turkey Creek's lower advertised entry price does not make it cheaper for a similar-sized home. Its entry-level Cedar plan is smaller than Madeira Ranch's entry-level Redwood, so the two entry prices are not comparing the same house. When we matched plans of similar size, Turkey Creek's published starting prices ran higher in every row we checked.
Community and homes: the scale of your neighborhood
Size changes how the whole place feels: how many neighbors, how much variety in floor plans, and how long the community will keep building around you.
| Feature | Madeira Ranch | Turkey Creek |
|---|---|---|
| Location | Elk Grove, Sacramento County | Lincoln, Placer County |
| Builder | Taylor Morrison | Taylor Morrison |
| Community type | Gated, age-qualified 55+ | Gated, age-qualified 55+ |
| Planned buildout | About 606 homes, per Taylor Morrison and official sources | About 862 homes in municipal financing records; about 850 in marketing |
| Completed homes today | Exact count not verified | Exact count not verified |
| Home style | Detached, single-story | Detached, single-story |
| Published home-size range | About 1,522 to 2,979 sq ft | About 1,408 to 2,985 sq ft |
| Collections | Classics, Premiers, Estates | Cottages, Classics, Premiers, Estates |
| Bedrooms | Generally 2 to 4 | Generally 2 to 4 |
| Garages | Two or three, plan-dependent | Two or three, plan-dependent |
| New-home sales | Continuing | Continuing; Estates plans temporarily sold out |
The home-count figures come from different primary sources: Turkey Creek's 862-home figure is supported by municipal financing records, while Madeira Ranch's 606-home figure is attributed to Taylor Morrison and official sources. Available plans change as phases sell, so treat the ranges as a description of each community, not a list of every home for sale today. If you want finished examples on the ground, we have toured two ready-to-move-in homes at Madeira Ranch, the Plan 10 Meadow at 10220 Elara Way and the Premiers-Mallard at 10252 Kanok Way.
The Lodge and amenity grounds: where the day happens
Both communities center on a Lodge, but the two buildings measure differently, opened years apart, and package their amenity grounds in different ways. The table below sorts out the details, including the places where published numbers do not quite line up.
| Feature | Madeira Ranch | Turkey Creek |
|---|---|---|
| Published Lodge size | 21,658 sq ft in the city’s 2024 filing and marketing materials | About 20,000 sq ft |
| Measurement qualification | Contractor separately lists 16,628 sq ft for the clubhouse building; the two figures may reflect different scopes or design revisions | Indoor aquatics building is separate from the Lodge |
| Amenity-site acreage | Five-acre project site per city approval; a walkthrough’s roughly six-acre estimate is not yet reconciled | Roughly 5.5 acres per builder |
| Opening milestone | Initial resident opening June 1, 2026; grand opening June 20, 2026 | Contractor reports resident use began July 19, 2022 |
| Social spaces | Foyer, lounges, game room, Sierra and Alpine rooms, outdoor dining | Great room, game room, flexible gathering rooms, outdoor dining |
| Lifestyle staff | Full-time Lifestyle Manager, per Taylor Morrison | On-site Lifestyle Manager and concierge |
A word on the headline square footage
Do not call Madeira Ranch's clubhouse larger just because 21,658 square feet is a bigger number than about 20,000. Both Madeira Ranch figures are genuinely published: Elk Grove's 2024 filing describes a proposed 21,658-square-foot clubhouse, and the contractor's completed-project page identifies the Lodge clubhouse building at 16,628 square feet with ancillary structures listed separately. Their relationship is not explained by the sources we reviewed, so the discrepancy stays unresolved. The two amenity campuses deserve to be compared in person, not as one-line math.
On the site itself, the documented figure is the five-acre project site in the city approval. A February 2026 walkthrough described the broader site at roughly six acres, but that estimate is not yet reconciled with the approval, so we lead with the documented number. Turkey Creek describes its amenity campus at about 5.5 acres per the builder.
Pools and water amenities
Using the reported dimensions, Madeira Ranch's outdoor resort pool has about 52% more surface area than Turkey Creek's. Turkey Creek answers with a separate indoor pool and hot tub inside a climate-controlled building with retractable roof panels, so swimming can happen indoors as well as outdoors. That is a genuine difference, and the table here is the detail behind it.
| Feature | Madeira Ranch | Turkey Creek |
|---|---|---|
| Outdoor resort pool | 8,398 sq ft | 5,525 sq ft |
| Beach-style entry | Yes | Yes, two entries |
| Outdoor hot tub | 200 sq ft | 245 sq ft |
| Indoor pool | Not documented | 3,750 sq ft |
| Indoor hot tub | Not documented | 245 sq ft |
| Indoor aquatics enclosure | Not documented | Contractor reports 12,000 sq ft, climate controlled, retractable roof panels |
| Cabanas | Private; count not verified | Nine |
| Sanitizing system | Salt chlorination or other system; not established at either community | Salt chlorination or other system; not established at either community |
| Temperatures and guest policies | Confirm with each community | Confirm with each community |
Pool dimensions and construction features come from each community's contractor project description. One caution: the 52% figure compares reported surface areas, and it does not tell you how crowded either pool feels on a busy summer afternoon.
Both communities have a beach-style entry and an outdoor hot tub, and both describe private cabanas, though the cabana count is verified only at Turkey Creek (nine) and not at Madeira Ranch. Neither community's sanitizing system was established in this review: saltwater pools still generate chlorine, so we describe the row as "salt chlorination or other system" and confirm it on site. Pool temperatures and the current guest and grandchild policies also need a direct confirmation from each Lodge. The NorCal55Plus video tour of Esplanade at Turkey Creek gives you a firsthand look at the Lincoln community's amenity side.
Location and everyday errands
Elk Grove and Lincoln are two different answers to the question "where do we want to live?" We are not quoting drive times here, because your routes depend on where family, work, and appointments are. Instead, here are the named places to check against your own map.
From Madeira Ranch (Elk Grove)
Healthcare near the Elk Grove side includes Sutter Medical Plaza Elk Grove, Kaiser Permanente South Sacramento Medical Center, and Dignity Health Methodist Hospital of Sacramento. Everyday groceries are close by at Nugget Market, Trader Joe's, and WinCo Foods, with more shopping along Elk Grove Boulevard and Laguna Boulevard. The main airport for the region is Sacramento International Airport.
Family proximity is personal: plot your own route from the community to the family members you visit most, and drive it at the time of day you would actually go.
From Turkey Creek (Lincoln)
Healthcare near the Lincoln side includes Kaiser Permanente Lincoln Medical Offices, Sutter Medical Plaza Lincoln, Lincoln Urgent Care, and Sutter Medical Plaza Rocklin. Everyday groceries are close by at Raley's, Safeway, Sprouts Farmers Market, and Walmart Neighborhood Market. The main airport for the region is Sacramento International Airport.
Family proximity is personal: plot your own route from the community to the family members you visit most, and drive it at the time of day you would actually go.
These are real, named destinations near each community; we are deliberately leaving the travel math to you, because "minutes from Sacramento" does not describe your Tuesday.
Dining and hospitality
Both communities call their restaurant the Barrel House Bistro, and both offer indoor dining and covered outdoor dining. The meaningful comparison is menus, hours, reservations, guest access, and cost, not whether only one of them has a patio.
| Feature | Madeira Ranch | Turkey Creek |
|---|---|---|
| On-site Barrel House Bistro | Yes | Yes |
| Indoor dining | Yes | Yes |
| Covered outdoor dining | Yes; veranda with fireplace | Yes; patio with misters, heaters, and firepits |
| Bar | Indoor/outdoor bar | Restaurant bar |
| Reservations | Private member OpenTable link on the community website | Confirm current reservation procedure |
| Wine storage | Not established in reviewed sources | Individual wine-storage cabinets documented |
The contractor's descriptions support the physical features, and each community's official site supports the reservation and hours detail: Madeira Ranch's official community website provides a private member OpenTable reservation link for its restaurant, and Turkey Creek's official community website posts current restaurant, bar, and cafe hours. Wine-storage availability at Madeira Ranch and any rental charges still need confirmation.
Turkey Creek's posted hours, checked September 29, 2026
Turkey Creek publishes a regular schedule for its Lodge, dining, and spa. These are the posted hours as of September 29, 2026, and the live schedule on the official site is the place to confirm them before you plan a visit.
| Facility | Posted hours |
|---|---|
| Lodge and pool | Daily, 6:30 a.m. to 9 p.m. |
| Cafe | Daily, 8 a.m. to 4 p.m. |
| Restaurant lunch | Wednesday to Sunday, noon to 4 p.m. |
| Restaurant dinner | Wednesday to Sunday, 5 to 8 p.m.; last seating 7:45 p.m. |
| Bar | Wednesday to Sunday, noon to 9 p.m. |
| Happy hour | Wednesday to Sunday, 3 to 5 p.m. |
| Spa | Tuesday to Saturday, 10 a.m. to 6 p.m. |
Posted hours are useful information, but they are not permanent promises: they change with the season, staffing, and events. And a restaurant inside the gates does not guarantee dinner service seven nights a week. Turkey Creek's posted schedule runs Wednesday through Sunday, so plan a dinner visit accordingly.
Wellness and fitness
Both Lodges run a fitness floor and movement studios. Beyond that, the documented detail differs, and we have kept this table to what the records actually support.
| Feature | Madeira Ranch | Turkey Creek |
|---|---|---|
| Fitness center | Yes | Yes |
| Movement and performance studios | Yes | Yes |
| Spa and salon services | Treatment space and advertised spa and salon services; current menu unverified | Salon, massage, hair and nail facilities documented |
| Steam and sauna rooms | Not verified | Documented in locker facilities |
| Spa hours | Confirm with the community | Posted Tuesday to Saturday, 10 a.m. to 6 p.m. |
| Personal training and class fees | Confirm current fees | Confirm current fees |
Madeira Ranch's sports and spa pages are member-restricted, which explains some of the gaps in this table. That does not mean the activities or services are unavailable; it means they need a direct confirmation on site or through the community office.
Recreation: what the contractor documents
The rows below are contractor-documented, meaning they come from the contractor's completed-project description for each community. Current reservations, equipment condition, and service charges are separate questions to confirm on site.
| Feature | Madeira Ranch | Turkey Creek |
|---|---|---|
| Pickleball | Confirmed; court count needs confirmation | Four courts, contractor-documented; current configuration separately verified |
| Tennis | Confirmed; court count needs confirmation | One court, contractor-documented; current configuration separately verified |
| Bocce | Four shaded courts, contractor-documented | Two courts, contractor-documented |
| Horseshoe pits | Not documented | Two, contractor-documented |
| Cornhole | Not documented | One area, contractor-documented |
| Cabanas | Private; count not verified | Nine with televisions, fans, power, and data connections, contractor-documented |
| Dog amenities | Dog park and wash stations | Separate large- and small-dog parks with washing facilities |
| Walking paths | Confirmed | Confirmed |
| Event lawn | Artificial-turf event lawn documented | Outdoor games and gathering areas documented |
| Golf relationship | Nearby public Emerald Lakes Golf Course highlighted by the builder, plus an on-site simulator | Adjacent public Turkey Creek Golf Club with exclusive resident golf-cart access |
| Golf included in HOA dues | Not established | Not established |
Beyond the table, the contractor documents a dedicated golf-simulator room, a flex/game room with a fireplace, a great-room gathering area, and a spa-therapy space at Madeira Ranch, plus four shaded bocce courts. At Turkey Creek, the contractor documents two horseshoe pits, a cornhole area, nine cabanas equipped with televisions, fans, power, and data connections, a flexible gathering room that can function as one larger or two smaller rooms with projection equipment and blackout shades, a billiards/game room with a fireplace and televisions, and steam and heated-sauna facilities in both locker rooms.
Golf is where the two diverge most visibly. Madeira Ranch's story is a nearby public course, Emerald Lakes, highlighted in builder materials, plus a documented on-site simulator. Turkey Creek's story is the adjacent public Turkey Creek Golf Club with exclusive resident golf-cart access. Neither community establishes that golf is included in the HOA dues, and access to an adjacent public course is not the same as free rounds.
Examples of clubs and activities
Every 55+ community promises clubs. The honest version is that both of these have real, documented programming, and neither publishes a complete current roster that we could verify. The table below shows the concrete examples the records support.
| Feature | Madeira Ranch | Turkey Creek |
|---|---|---|
| Fitness and movement | Documented examples include line dancing, yoga, Zumba Gold, and Tai Chi | Builder describes fitness and wellness programming with studios for group classes |
| Games and social groups | Historical calendar includes bridge, Bunco, and a book group | Public Lifestyle posts include a Mah Jongg mixer and a painting activity |
| Organized sports | Pickleball leagues, clinics, and tournament examples | Documented bocce league activity |
| Food, drink, and outings | Wine membership program; historical cooking events, tastings, and a Lodi excursion | Builder describes culinary programming, events, and outdoor experiences |
| Complete current club roster | Not verified | Not verified |
These are documented examples pulled from different dates, not matching current calendars. More public activity posts on one community's social pages does not prove a more active social life, so treat the examples as proof that programming happens, not as a promise about frequency.
Resident life and access rules
Both communities are gated and age-qualified 55+, and both run their social life through a Lifestyle team at the Lodge. The rules that shape daily life are where buyers need current answers, not brochure language.
| Topic | What we can confirm |
|---|---|
| Age qualification | Both communities are age-qualified 55+. The exact occupancy rules are confirmed in writing with each community before you commit. |
| Guest and grandchild policies | Not verified in this review. Confirm current written amenity policies with each Lodge. |
| Pool access and reservations | Confirm current rules and any reservation process with each community. |
| Joining activities | New residents join through each Lodge's Lifestyle team; the current monthly calendar is the best guide to what is actually happening. |
We walk every buyer through the 55+ age-qualification rules before they commit, so nobody is surprised about who can live in the home and who can visit.
What is included, and what costs extra
A resort-style community is not automatically an all-inclusive resort. Amenity access is one thing; meals, treatments, personal training, special events, simulator reservations, and golf are separate questions.
| Item | Status in this review |
|---|---|
| HOA dues and assessments | Not verified at either community. Current association disclosures are required; we list this in the verification box at the end. |
| Restaurant meals | Separate charge at both communities; menus and any food minimums need current confirmation. |
| Spa treatments and salon services | Separate charge at both communities; current service menus and prices are unverified. |
| Personal training and classes | Confirm current fees with each community. |
| Golf | Not established as included in dues at either community. Access to an adjacent public course is not the same as free rounds. |
| Wine program (Madeira Ranch) | Published SIP Complimentary Membership terms are in the section below. |
Construction and community maturity
The two communities are at different stages of their buildout, and that changes what a move-in year feels like.
Madeira Ranch's Lodge is complete and open: the initial resident opening was June 1, 2026, and the grand opening followed on June 20, 2026. The community is still building out toward about 606 planned homes, so new construction continues around the finished amenity campus. The exact number of completed or occupied homes is not verified.
Turkey Creek's Lodge has been in resident use since July 19, 2022, per the contractor, so its amenity side is well established. The community is still selling toward about 862 planned homes, with the Estates collection temporarily sold out at the time of this review. The exact number of completed or occupied homes is not verified there either.
Living near active building can matter for a particular homesite: ask which phases are under construction, where your lot sits, and what the resale inventory looks like today. Planned buildout is the plan on paper, not what stands on the ground.
The Madeira wine program, as published
Madeira Ranch's published SIP Complimentary Membership lists these terms: no annual membership charge, quarterly wine tastings, case-wine purchases at wholesale plus 25%, and community pickup for shipped wine orders. We link the current offer on the community website and recommend checking it before you rely on it, because programs change.
Two cautions. First, this published program is not free wine or unlimited tastings; it is a membership with specific terms. Second, Madeira's member site includes a Troon Access section, but its terms are locked, so we cannot yet claim particular golf discounts, included membership, or complimentary rounds. That is a concrete question for management, not a benefit to assume.
Which community deserves a closer look?
Using only what the documentation supports, here is a buyer-fit starting point. Find your priority in the left column and start with the community named beside it.
| Your priority | Start with | Why |
|---|---|---|
| Indoor swimming | Turkey Creek | Separate indoor pool and hot tub |
| Larger outdoor pool | Madeira Ranch | Larger reported outdoor water surface |
| Smaller planned neighborhood | Madeira Ranch | About 606 homes versus roughly 862 |
| Direct golf-cart access to a course | Turkey Creek | Builder-confirmed access to adjacent public golf |
| On-site golf simulator | Madeira Ranch | Documented simulator facility |
| Documented sauna and steam facilities | Turkey Creek | Confirmed in contractor specifications |
| Elk Grove location | Madeira Ranch | Keeps the home search in Elk Grove |
| Lincoln / Placer County location | Turkey Creek | Keeps the home search in Lincoln |
| Restaurant-centered social life | Tour both | Both have operating on-site dining |
This table is a starting point, not a verdict. Notice the last row: if a restaurant-centered social life tops your list, tour both, because both have operating on-site dining.
Esplanade at Turkey Creek right now: open houses, homes for sale, and market stats
Before you plan a visit, here is what is actually happening at Turkey Creek this week. This section comes from the NorCal55Plus.com page for Esplanade at Turkey Creek, which runs the community's live real estate feed: current inventory, market intelligence, and the open house schedule, pulled directly from the MLS and refreshed every 15 minutes. Because that feed turns over constantly, we describe how it works and what it currently shows, then point you to the complete page for the numbers that change minute to minute.
Open houses this weekend
No open houses are currently posted for the coming weekend of October 3-4, 2026. The NorCal55Plus page carries a live open house schedule drawn from the MLS, so that can change at any time, and the complete page below is the first place to check before you drive to Lincoln.
Homes for sale
The page does not list homes inline; it runs the live, real-time inventory of homes for sale at Esplanade at Turkey Creek, updated automatically from the MLS every 15 minutes. That is the accurate way to see current availability in the community, and we do not quote individual listings here because the feed turns over as homes sell and new ones come on.
Market statistics
Price range, inventory, days on market, and sales activity on the page are fed live from the MLS and update automatically, so we do not repeat figures here that could be stale by the time you read them. One reference we can confirm from NorCal55Plus.com: the site prices Esplanade at Turkey Creek from the high $600s and up, as of September 29, 2026.
Everything above is sourced from NorCal55Plus.com's own community page, not from any third-party directory. For the live open houses, real-time inventory, and market stats that refresh every 15 minutes, visit the complete page:

For buyers weighing the Elk Grove side of this comparison, we open with the same source we use for Lincoln: NorCal55Plus.com's own community page for Esplanade at Madeira Ranch. That page runs the community's live real estate feed, current inventory, market intelligence, and the open house schedule, pulled directly from the MLS and refreshed every 15 minutes. Below is what that page shows right now, followed by the link to the live version where the numbers stay current.

That is the accurate way to see current availability, which is why we point you to the live inventory on the complete page instead of quoting individual listings here, where the feed would turn stale as homes sell and new ones come on.
Market statistics: what the page actually shows
The page anchors pricing with its current base pricing note: as of February 2026, Taylor Morrison's base pricing at Madeira Ranch runs from $514,999 for the 1,522-square-foot Redwood plan up to $824,999 for the 2,979-square-foot Meadow plan.
Then it adds the comparison that matters most for budgeting: builder marketing versus live buyer reality. The same February 2026 update notes that the builder advertises homes starting in the low $500s, while most buyers actually build in the $650,000 to $900,000 range once lot premiums and Design Studio upgrades are factored in. That gap is the number to plan around.
The page's live MLS figures, current inventory, list prices, and days on market refresh every 15 minutes, exactly the kind of detail that turns stale in print, so we direct you to the complete page for those current numbers.

See our complete pageTour both, and ask these four questions
The honest advice is to visit both Lodges and ask the four questions that change with the season: what the current pool rules and guest policies are, what the dining hours are this month, what the current club calendar looks like, and what carries a separate fee on top of the dues. All of those shift as the communities grow, and what is true today may be different on the day you move.

How Gary and Rutsell help
If you are deciding between these two, this is where we come in. We know both communities from the builder tours and the ribbon cuttings, we arrange private visits with each builder, and we verify the current pricing, availability, and the specific rules that matter to your situation before you drive out. We also walk every buyer through the 55+ age-qualification rules, so nobody is surprised about who can live in the home and who can visit.
How we are compensated, and what a buyer owes, is confirmed in writing before representation begins, so you know the terms before you commit. Neither of us is employed by Taylor Morrison or any builder. One rule applies at both communities: if you want us representing you on a new home, contact us before your first visit to the builder's sales office.
Reach us through the contact page or call or text Gary at 916-595-4279.
From Gary: match the week, not the brochure
The right answer is usually the one that matches your Tuesday. If you want to swim laps in January, Turkey Creek's indoor pool keeps that routine alive all year. If the larger outdoor pool and the shorter drive into Elk Grove matter most, start at Madeira Ranch. Tour both, ask the four questions, and let the feel of the place help you decide. We would love to walk either Lodge with you.
What still needs a direct confirmation
We keep the unresolved items together here instead of scattering "not verified" notes through the reading. Each of these needs current documentation from the builder, the association, or the community office:
- Homes completed or occupied at each community: needs a dated builder or association count.
- Madeira Ranch pickleball and tennis court counts: needs a current site confirmation or documented as-built plan.
- Madeira Ranch cabana count: needs a current site confirmation.
- Pool sanitizing systems, temperatures, depths, and lane configurations: needs pool operating specifications.
- Madeira Ranch sauna and steam facilities: needs direct confirmation; absence from a description is not proof of absence.
- Turkey Creek golf simulator or shuffleboard: needs a current amenity inventory.
- Separate poker rooms and table counts: needs a room inventory or documented walkthrough.
- Complete current club rosters: needs matching monthly calendars and resident-club directories.
- Spa menus, treatment prices, and provider availability: needs current service menus.
- HOA dues, assessments, food minimums, and additional fees: needs current association disclosures.
- Madeira Ranch's conflicting clubhouse measurements: needs an explanation from the builder, architect, or contractor.
- Guest and grandchild access rules, and Turkey Creek's current reservation procedure: needs current written amenity policies.
Madeira Ranch's sports and spa pages are member-restricted, which explains some of the remaining gaps. It does not mean the activities or services are unavailable; it means they need a direct confirmation from the community office.

Sources and how to verify
Every figure in this article was checked on September 29, 2026 against primary sources only: the builder, the contractor who built both amenity campuses, city and county records, each community's official website, and NorCal55Plus.com's own coverage and community pages. Where sources disagreed, the tables above show both numbers, because a good comparison shows the conflict instead of hiding it.
- Taylor Morrison Builder pages for both communities: pricing, floor plans, collections, and the Madeira Ranch Lifestyle Manager.
- Reeve-Knight Construction, Inc. Completed-project descriptions for both amenity campuses: pool sizes, courts, cabanas, and indoor facilities.
- City of Elk Grove CEQA filing The 2024 filing describing the 21,658-square-foot clubhouse and the five-acre project site.
- California Municipal Finance Authority Development financing records supporting Turkey Creek's 862-home figure.
- Esplanade at Turkey Creek official site Posted hours, dining, and lifestyle information for the Lincoln community.
- Esplanade at Madeira Ranch official site Member reservations, the SIP wine program, and lifestyle information for the Elk Grove community.
- NorCal55Plus: Esplanade at Turkey Creek Our community page with the live real estate feed and the video tour.
- NorCal55Plus: Esplanade at Madeira Ranch Our community page with the live real estate feed and grand-opening coverage.
Community details, hours, rules, fees, and availability all change as these communities build out, so confirm the current terms directly with each Lodge and with Taylor Morrison before you rely on them.
