You know the feeling. You walk into the model home, the light pours through the windows, the kitchen opens into the great room exactly the way you always pictured, and for a minute the whole next chapter of life is standing right there in front of you.

That is the moment this article is about, and not to dampen it. To protect it. In more than twenty years of helping Northern California buyers, we have learned that the excitement of a new home lasts longest when it is built on a few honest answers. This guide covers the six questions that make that excitement last: what you are actually paying, what the monthly costs will be, what incentives are on the table, whether the rules fit your lifestyle, which amenities are open now, and when you can move in. A handful of smart questions, asked up front, keeps the model-home feeling alive long after move-in day, when the bills, the rules, and the calendar start doing the talking.

The six questions below are the ones we walk through with every buyer comparing new construction in a 55+ community. They are simple on purpose. Ask them of every builder you visit, write down the answers, and you will be comparing communities with confidence, no spreadsheet required. Rutsell and I are independent 55+ specialists, which means we do not work for any one builder. Comparing new-home communities for buyers is exactly the work we do, and these are the questions we start with.

The Six Questions

A quick note before we start: these are conversation starters, not a test. Builders expect them, and the best sales teams genuinely enjoy a buyer who asks. Take the list to every community you visit, and let the answers do the comparing for you. Whether it is the HOA dues, the age rules, or the move-in date, the answers only help when they come from the community itself, in writing.

1. What am I actually paying?

The advertised base price is a real number, but it is rarely the final one. New homes are priced in layers: the base price of the plan, the lot premium for the homesite you choose, and the upgrades you add in the design studio. Two buyers can buy the same floor plan and pay very different prices, and the difference is almost always in those layers.

The layers are not a mystery. They are a list, and any good sales team can walk you through it. The trick is to ask for the whole list before you start falling in love with a specific lot.

Ask the builder

  • Can you spell out what is included at the base price, and what is extra?
  • What is the lot premium on the homesites we are looking at today?
  • Which upgrades would you choose, and which are purely personal taste?

2. What will my monthly costs be?

The monthly cost of a new home is bigger than the mortgage payment. Property taxes, homeowners insurance, and HOA dues all arrive every month, and in a 55+ community those dues do real work: they fund the clubhouse, the pools, the fitness center, the landscaping, and the people who keep it all running. The dues are not a surprise line item, they are the price of the lifestyle, and they are worth understanding before you sign.

Every community sets its own dues, and the number matters less than what it buys. Two communities with similar dues can feel completely different, and two with very different dues can cover almost the same things. Ask the same questions everywhere and the differences line up quickly.

Ask the builder

  • What are the current HOA dues, and exactly what do they cover?
  • How much have the dues gone up since the community opened?
  • Can you show me an estimated monthly payment for this home, including taxes and insurance?

3. What incentives can I receive?

Builders offer incentives for a simple reason: they want to move homes, and they want to move them now. The incentives come in different shapes, a reduced price, a closing-cost credit, a homesite offer, sometimes a package of included options. They can be genuinely valuable, and they can also come with conditions, a deadline, a preferred lender, or a specific group of homes.

The way to enjoy an incentive without getting tangled in it is to get it in writing. A verbal "we can probably do something" is not an offer. Ask for the details, the deadline, and what you have to do to qualify, and you will know exactly where you stand.

Ask the builder

  • What incentives are available on this home right now, and what is the deadline?
  • What do I need to do to qualify, and is anything tied to using the builder's preferred lender?
  • Can you put the offer in writing, including what happens if I miss the deadline?

4. Will the rules fit my lifestyle?

Age-restricted communities are built around a lifestyle, and that lifestyle comes with a rulebook. The rules are not secrets, they live in the community governing documents, and they shape everyday life: who can live in the home, how long grandchildren can visit, whether pets are welcome and which kind, where cars and boats and RVs can go, and whether the home can be rented out later.

None of this is a red flag. It is information, and the right community for you is the one whose rules match the way you actually live. The only mistake is assuming two communities have the same rules. They do not.

Ask the builder

  • What is the age policy for everyone in the household, and who counts as a resident?
  • How do guest stays work, especially for grandchildren?
  • What are the pet rules, the parking rules, and the rental policy?

5. Which amenities can I use now?

A new community is a work in progress, and that is part of the adventure. The clubhouse that is finished today might be joined by a second pool next year, and the fitness center on the master plan might still be a rendering. What matters for your decision is the honest difference between what is open now and what is planned.

Ask before you assume. A community can sell on its future amenities and still feel unfinished on the day you move in, or it can open with everything complete and carry that in the dues. Either can be the right choice. The right question makes the timeline clear.

Ask the builder

  • Which amenities are open and usable today?
  • What is still being built, and when is it scheduled to open?
  • Is anything on the master plan not yet scheduled?

6. When can I move in?

New construction runs on a timeline, and the timeline matters more than most buyers expect. A to-be-built home can take months from contract to keys, and a quick move-in home can be ready in weeks. Both are fine. The question is whether the timing matches your life, especially if you are selling a current home or coordinating a move from another city.

Builders are usually candid about timing, and they are also realistic about how estimates can slip. The conversation is not about pinning a builder to a promise. It is about knowing what to plan for.

Ask the builder

  • What is the expected completion date for this home?
  • What work is still needed between now and move-in?
  • What happens if the date slips, and how will I be kept informed?

How Gary and Rutsell help

We do the comparing so you can do the choosing

Here is what we actually do, in plain terms. When you are comparing new-home communities, Rutsell and I call each builder’s on-site sales team and verify the current pricing and incentives, so the numbers you compare are the numbers that are true this week, not last quarter. We walk the six questions above with you, community by community, and we keep the answers side by side so the differences are obvious instead of overwhelming.

The reason this works is that we are independent. We are not affiliated with any one builder, and we do not get paid more for steering you toward a particular community. Our job is to help you find the home that fits, and we have been doing exactly that for Northern California buyers since 2004.

A note from Gary

Here is the truth we want you to leave with: the right new home in the right 55+ community is one of the most fun decisions you will ever make. A few questions asked early do not take the fun out of it. They make it last. Take your time, ask the questions, and enjoy every model home you walk through. We would love to walk through a few with you.
