Regency at Folsom Ranch at a glance
Regency at Folsom Ranch is a gated, age-qualified 55+ community in Folsom, master-planned
across 275 acres with 919 homes set in five distinct collections. The community is built
by Toll Brothers, a luxury builder with more than five decades in homebuilding, and the
tour notes Toll Brothers' 10-year limited structural warranty on the homes they build.
Those are builder claims from the tour, and they are worth confirming with Toll Brothers
directly, but they give you a sense of the level the community is built to.
The planning is resort-style. The amenities sit close to the homes, not a drive away,
which is the part buyers tell us they notice first when they step out of the car.
What is inside the clubhouse?
The community clubhouse covers about 18,000 square feet. Inside you will find a full
fitness center, an indoor lap pool for year-round swimming, a resort-style outdoor pool, a
spa, gathering patios, and social spaces, plus on-site food and beverage service. It is
the kind of place where a morning swim and an evening event can both happen without
leaving the community.
An indoor lap pool, the kind of amenity that keeps swimming an option year-round in many
Northern California 55+ clubhouses.
Outdoors, the amenity plan includes seven pickleball courts, bocce courts, walking trails,
dog parks, and a full calendar of events. The courts and the trails are the busiest spots
on a weekday, and for good reason: they are free and close.
Pickleball is a fixture of the active-adult calendar, and Regency's plan includes seven
courts. Representative amenity photography from the team's library.
Where is Regency, and what is nearby?
Regency sits in Folsom, California, in the Greater Sacramento region. From the community
you are minutes from the Johnny Cash Trail, the American River Parkway trail system,
Historic Folsom restaurants and shops, The Palladio, Costco and everyday conveniences, and
Folsom Lake for boating, hiking, and rolling-hill views.
Rutsell notes in the tour that a future trail connection will link directly into Historic
Folsom, which would make the walk into downtown even easier. That is a plan, not a
promise, so ask the builder for the current timeline if it matters to you.
Walking trails connect the neighborhoods, the dog parks, and the open space. Representative

Inside the Redwood Collection
The Redwood Collection is the section the tour spends the most time in, and it is easy to
see why. These are single-story, open-concept homes designed to be right-sized for this
chapter of life, and many homesites back to open space. The section is reached by a
private bridge, which gives it a quieter, more private feel, and it sits convenient to the
dog park and walking trails.
Three floor plans are offered: the Cresthaven, the Redding, and the Trinity. They run
approximately 1,542 to 1,596 square feet, each with 2 bedrooms, 2 bathrooms, and a 2-car
garage, with designer finishes and upgraded materials throughout.
Redwood Collection pricing, as of the tour
As of September 2026, when the tour was recorded, the Redwood Collection was priced from
the mid-$600,000s, with homes starting at $659,995. Quick move-in opportunities are
sometimes available.
Treat these numbers as a snapshot from the tour. Pricing and availability change, so
verify the current price sheet with Toll Brothers before you visit.
New construction or resale: which makes sense?
Gary and Rutsell work with buyers on both sides of this question, and the tour shares the
honest version they give the people who sit across the table from them. Some buyers want
brand-new construction, the chance to pick finishes and the security of a builder
warranty. Others find strong value in a resale home already inside Regency, where the
landscaping has matured and where sellers may have more flexibility than builders.
They help buyers compare both honestly by timeline, budget, and goals, rather than pushing
one side. If you are torn, that comparison is the conversation worth having before you
ever step onto a homesite.
How does buyer representation work at a builder?
Here is the rule that matters more than most buyers realize. If you want Gary and Rutsell
to represent you on a new-construction purchase at Regency, they need to be with you on
your very first visit to the builder. That is the first-visit rule, and it is easy to miss
until it is too late.
In plain English: the builder's sales team represents the builder, and Gary and Rutsell
represent you. That relationship has to start with your first conversation at the sales
center, so the team needs to be in the room from day one to represent you on that
property.
This is their practice, and it is worth stating plainly: they never charge the buyer a
fee, and in most cases the builder covers the cost of their representation. For a resale
home inside Regency, their fees are typically covered by the seller.
What We Like
The Redwood section sits behind its own private bridge, which gives it a quieter, more private feel.
Every floor plan is single-story, open-concept, and right-sized, with a 2-car garage and no wasted space.
Resort amenities are all on site, from the indoor lap pool to the pickleball courts and walking trails.
The location in Folsom puts trails, historic downtown, shopping, and the lake close at hand.
What Buyers Should Know
The first-visit rule: to represent you on a new home, Gary and Rutsell need to be with you on your very first visit to the builder.
Pricing changes. The numbers here are a September 2026 snapshot, so confirm the current price sheet with Toll Brothers.
Community and HOA costs vary, and they should be confirmed against the current CC&Rs and governing documents.
Availability changes, and quick move-in opportunities come and go. Ask the builder for the current list.
Before you visit: a short checklist
Take this with you. Each item is a five-minute ask that saves a longer detour later.
Confirm the current price sheet with Toll Brothers before you plan around any number.
If you would like Gary and Rutsell to represent you, schedule your first visit through
them so they can be there from the start.
Ask about the specific floor plan and homesite you are interested in, not just the model home.
Compare new construction against resale listings already inside Regency.
Review the community rules and fees with the current CC&Rs and governing documents.
Your next chapter
If Regency at Folsom Ranch is on your radar, the first step is a visit with your own
agent in the room
Reach out to Gary and Rutsell and they will set it up, from the builder appointment to
the floor plan questions. One visit with them on site is the difference between touring
a community and being represented in it.
Whether you are relocating to Folsom or you already live nearby, Gary and Rutsell know
Regency, know Toll Brothers, and know the market. They are happy to walk buyers through
both new construction and resale here, whichever direction you lean. The tour wraps the
same way they would in person: with an invitation to come see it for yourself.
