Is El Dorado Hills a Good Place to Retire? The Foothill Premium, Priced Honestly
El Dorado Hills sells scenery, schools, and a Highway 50 lifestyle. The 55+ buyer inherits something else too: a small lineup of newer communities whose HOA budgets and Mello-Roos lines have not had decades to settle.

El Dorado Hills is a good place to retire for buyers who will actually use the foothill setting: hillside views, strong schools nearby, a full-service town, and a direct Highway 50 corridor that runs both to Sacramento and to the Sierra. The qualification is structural. The town's 55+ inventory is a small, uniformly new-era field, the two Lennar Heritage communities and Versante, so every option comes with a young HOA, a builder-era fee sheet, and the real possibility of a CFD special-tax line, and El Dorado County has no rail service. This guide prices the premium honestly so the scenery does not do the talking alone.

What the foothill premium actually buys
El Dorado Hills is the "nice address" of the 55+ corridor, and the daily evidence is easy to find: landscaped hillsides, a walkable town center with restaurants and retail, serious school rankings nearby, and a pace that feels a step slower than the valley. Highway 50 sits minutes from every community, which is the same road that reaches Sacramento in one direction and South Lake Tahoe in the other, a combination that shows up in weekend plans more than in any brochure.
Healthcare leans on Mercy Hospital of Folsom and Marshall Medical Center, and the deeper Sacramento network, UC Davis Medical Center and the Kaiser campuses, is a drive west. Transit is the honest gap: El Dorado County has no rail, and the county's own 50 Express bus links Placerville-area riders to Folsom's Iron Point light rail station for the connection into downtown Sacramento. Our three-county comparison lays these trade-offs out side by side so the foothill premium is priced, not just felt.
El Dorado Hills' 55+ communities at a glance
Three newer communities, each gated or low-maintenance, none with golf inside the gate. The Prop 19 and Prop 13 columns are statewide California rules; the Mello-Roos column is the fine print that separates EDH's new builds from the older no-CFD resale markets in this region.
| Community | Homes | Character | Prop 19 base-year transfer | Prop 13 cap | Mello-Roos / CFD |
|---|---|---|---|---|---|
| Heritage El Dorado Hills Lennar Heritage, actively selling | Gated; single-story new homes in phases | Clubhouse, pools, fitness, tennis and pickleball courts, trails; no course inside | Available to eligible 55+ owners; file BOE-19-B with El Dorado County | Applies statewide: ~1% base rate, assessed value capped at 2% annual growth | Newer master-plan district; CFD assessments are common in EDH new builds, amount varies by parcel, confirm the current tax bill |
| Heritage Carson Creek Lennar Heritage, actively selling | Gated; separate plan lineup from Heritage EDH | Different amenity center and build-out stage; published entry around $471K (September 2026) | Available to eligible 55+ owners; file BOE-19-B with El Dorado County | Applies statewide: ~1% base rate, assessed value capped at 2% annual growth | Newer master-plan district; confirm the CFD line on the current tax bill for the exact parcel |
| Versante Newer hillside community | Single-story homes on hillside lots | HOA-managed exteriors, newer construction, low-maintenance foothill living | Available to eligible 55+ owners; file BOE-19-B with El Dorado County | Applies statewide: ~1% base rate, assessed value capped at 2% annual growth | Newer build with HOA-managed exteriors; confirm the CFD line on the current tax bill for the exact parcel |
Community facts, plan sizes, and the Carson Creek entry figure come from this site's Heritage and Versante guides, verified September 2026. HOA dues and CFD assessments are set per community, plan, and parcel, so confirm the current numbers in writing before you make an offer.
The new-build tax reality in EDH
Every community in the table above is a newer build, which means the taxes work the way new-build taxes work. Under Proposition 13, the general base rate holds near 1% of assessed value with the assessed value itself capped at a 2% annual increase, so a home's tax bill is a function of when it was bought, not what it is worth today. Under Proposition 19, a homeowner 55 or older can carry that factored base-year value into a replacement primary home anywhere in California, buying or building within two years before or after the sale, and file form BOE-19-B with the El Dorado County assessor within three years of the replacement purchase.
What Prop 19 cannot do is remove a Mello-Roos line. Newer master plans in Folsom, El Dorado Hills, and the valley commonly carry community facilities district assessments, and EDH's Heritage and Versante homes sit in that era. A CFD special tax is fixed per parcel, added to the same bill as the base property tax, and stays on the bill when the home resells, which makes the current tax bill the single most important document in an EDH comparison. Our Mello-Roos report shows how to read it, and the Prop 19 explainer covers the timing and value test for the transfer itself.
The good news is that EDH's trade-off is transparent once you look. A buyer who is comfortable with a newer build, a gated feel, and a CFD-era tax line finds real value here, especially compared with Folsom's Regency, and our Regency versus Heritage comparison does exactly that math side by side, including published entry pricing and plan ranges for both.
Buyer FAQ: retiring in El Dorado Hills
Is El Dorado Hills a good place to retire?
Yes, for buyers who want a foothill setting with the amenities of a full-service town: El Dorado Hills pairs hillside scenery and strong schools with everyday retail, dining, a golf-rich culture, and a direct Highway 50 shot to Sacramento and the Sierra. The honest caveats are that its 55+ inventory is small and uniformly new-era, so every option carries newer-construction HOA and Mello-Roos fine print, and that El Dorado County has no rail service, with a bus connection to Folsom's light rail instead.
What 55+ communities are in El Dorado Hills?
Three are documented on this site. Heritage El Dorado Hills and Heritage Carson Creek are the two Lennar Heritage active-adult communities, each with its own floor plan lineup, amenity center, and build-out stage. Versante is the newer hillside take on low-maintenance living, where the HOA manages exteriors so homeowners trade yard work for weekends. Buyers comparing the full EDH field also add these to the tour list because the daily routes to shopping, medical care, and Highway 50 often decide the community better than the floor plans do.
Do new El Dorado Hills 55+ communities carry Mello-Roos or CFD assessments?
Newer master plans in Folsom, El Dorado Hills, and the valley commonly carry community facilities district assessments, and the EDH Heritage and Versante communities are newer-era builds, so their tax bills can include a CFD line on top of the base property tax. The amount varies by district, phase, and the exact parcel, so ask for the current property tax bill and the builder's written disclosure before comparing. A Prop 19 base-year transfer can lower your base tax but does not erase a CFD line.
How do Heritage El Dorado Hills and Heritage Carson Creek differ?
They share the Lennar Heritage brand but are separate communities in different parts of the El Dorado Hills market, with different floor plan lineups, amenity centers, and build-out stages. Location within EDH, meaning your daily routes to groceries, medical care, and Highway 50, is often the deciding factor. Published entry pricing around $471,000 was reported for Carson Creek on this site in September 2026, and both communities change phases constantly, so verify the current plans, pricing, and availability with the builder.
Is golf available near the El Dorado Hills 55+ communities?
Golf is part of the EDH identity, but it sits outside the 55+ gates. Heritage El Dorado Hills has no course inside the community; its amenities center on clubhouses, pools, fitness, tennis and pickleball courts, and walking trails. The golf most often mentioned alongside Heritage is Serrano Country Club in the adjacent, separate Serrano community, a private members club whose membership is optional and billed independently of any HOA fees.
How do El Dorado Hills retirees reach medical care and Sacramento?
Medical care comes mostly from Mercy Hospital of Folsom and Marshall Medical Center, with the wider Sacramento network a drive west on US-50. For transit, El Dorado County has no rail service, so the county's 50 Express bus connects Placerville-area riders to the Folsom Iron Point light rail station, where the SacRT Gold Line continues into Sacramento. Most EDH retirees simply drive, and Highway 50 is the corridor that matters.
