When we spent time at Del Webb at River Islands, the clubhouse got plenty of attention, and it deserved it. But when we talked with buyers, something else kept coming up: location. Some were coming from the Bay Area. Others had moved from outside California, including Texas. What they were choosing was bigger than a house. They were choosing a new 55+ community inside one of Northern California's most ambitious master-planned developments, with lakes, parks, schools, shopping, healthcare investment and freeway access that keeps the Bay Area and Sacramento within reach. That is the real River Islands story for a 55+ buyer.

Before you visit Del Webb

Call Gary & Rutsell Before Your First Builder Visit

The onsite team at Del Webb at River Islands represents the builder. Gary and Rutsell represent you, as independent California REALTORS who specialize in 55+ communities and new construction. If Del Webb at River Islands is on your 55+ shortlist, call Gary and Rutsell before your first builder visit or registration: registration timing at new-home sales centers can affect whether an outside agent can participate in the sale, so the sequence that protects you is to call your own REALTOR first.

Gary will set up an appointment for the homes, model homes and a full clubhouse tour, so you see Del Webb on your terms. In many new-construction purchases, the builder also offers compensation to the buyer's REALTOR, so buyers may be able to have independent representation without separately paying that brokerage fee out of pocket. We confirm the current builder policy before you visit.

Call or text Gary at (916) 595-4279

Rutsell Fabillar Lee and The Gary Lee Team at eXp Realty of Northern California, Inc. are behind you from the first call.

Why Does River Islands' Location Matter?

Location is the first reason River Islands deserves a closer look. Lathrop sits around the convergence of Interstate 5, Interstate 205, and Highway 120. I-205 provides the westward connection toward Tracy, the Tri-Valley and Bay Area employment centers; I-5 is the main north-south corridor; Highway 120 connects east toward Manteca and the Sierra corridor.

For 55+ buyers, the human story matters more than the map. Moving to a newer home here does not mean cutting yourself off from children, grandchildren, friends, doctors or longtime Bay Area connections. You stay in Northern California, and you gain a Central Valley address with freeway access in three directions.

Drive times can change dramatically with traffic, so the more useful point is River Islands' position near three major transportation corridors: I-5, I-205 and Highway 120.

What Is River Islands?

The entrance monument and gateway at River Islands in Lathrop, California, with a RIVER ISLANDS sign spanning the main roadway into the community
Archive image from Gary Lee's River Islands photography library: the entrance monument and gateway spans the main roadway into the community.

River Islands is a nearly 5,000-acre master-planned community being developed with thousands of homes, schools, parks, lakes, commercial areas, employment space and public infrastructure. That scale is what changes the experience of living here.

Del Webb at River Islands is the 55+ active-adult neighborhood inside this larger plan, and the entrance monument above is the visual gateway into the community as a whole. Behind it, River Islands is being built like a small city: its own police and fire presence, its own school campuses, its own sports complex, its own commercial areas, its own lakes and trail network, and a Town Center that is still arriving. When we say people are moving "to River Islands," we mean moving into a place designed to function as a community, not just a collection of rooftops.

What Makes the Lakes Different?

River Islands lists 18 lakes and counting, with the lakes integrated into villages, parks and residential areas. Paddleboarding, kayaking, canoeing and fishing are among the water activities available in the community.

Archive aerial image from Gary Lee's River Islands media library showing lakefront homes with private docks along the water.

The private docks make it clear that these lakes are meant to be experienced, not merely viewed. From the air you can see docks reaching into the water behind the houses, a residential waterfront woven directly into the neighborhood.

In many master-planned communities, water is something you drive past. At River Islands, it runs through the way neighborhoods, parks and homes are being designed.

The second aerial tells the growth story: new homes going up beside the water as more phases come out of the ground. Buyers who get in during these phases watch the community fill in around them, which is part of the appeal and part of what deserves careful planning.

Why River Islands Matters Specifically to a 55+ Buyer

Del Webb provides the 55+ active-adult lifestyle, anchored by the Lakeview Club and its resort-style amenities. River Islands provides the larger lifestyle and location layer around it, from lakes and parks to schools, sports, dining and infrastructure. And Lathrop provides the location advantage, with the freeway position that keeps the Bay Area and Sacramento within reach.

Inside the Lakeview Club: Game Space, Social Lounges and the Grounds

The Lakeview Club is where the resort-style part of Del Webb at River Islands becomes real. Walking through the clubhouse, we saw game and billiards space set up for casual afternoons, clubhouse social areas where neighbors gather between activities, and surrounding community grounds that keep the club connected to the lakes and open space of River Islands. Gary photographed the club inside and out for his ongoing Del Webb archive, and the photos below show what buyers can picture before they ever step onto the property.

Two Layers of the Lifestyle

Inside Del Webb

55+ neighborhood, Lakeview Club, pools, fitness, social activities and resort-style amenities.

Outside Del Webb

River Islands lakes, parks, trails, sports, restaurants, schools, public services, future Town Center and planned healthcare.

Around all of it

Lathrop's location near I-5, I-205 and Highway 120 ties the whole picture together.

We break down the home collections, the club amenities and the visiting checklist in our full review. See our full firsthand guide to Del Webb at River Islands: homes, Lakeview Club, pricing and what buyers should know before visiting.

Healthcare Is Coming Closer: Sutter Health Plans a River Islands Medical Facility

For 55+ buyers, one of the most meaningful future additions may not be another restaurant or retail store. River Islands says Sutter Health plans a two-story, approximately 40,000-square-foot medical building in the Town Center, with imaging, laboratory services and other specialty care.

Sutter Health publicly unveiled the plans in December 2025. The building is planned for the developing River Islands Town Center, with construction scheduled to begin in 2026 and a current target opening of 2028.

That does not replace a hospital, and the exact service lineup can change before opening, but it shows that medical access is being planned into the long-term growth of River Islands rather than treated as an afterthought. Sutter Health's planned medical building is part of the River Islands Town Center, within the same master-planned community as Del Webb.

What Shopping Is Open Today?

Shopping & Services Available Today

The existing neighborhood plaza at River Islands has Mountain Mike's Pizza, a nail salon and a dental office, the kind of services that make everyday errands short. For dining open today, the Boathouse is the anchor: lakeside dining, a full-service bar, a large deck, wood-fired pizza, and bocce and volleyball outside, inside a room dressed in nautical decor with a canoe mounted overhead.

Major Retail Growth Around Lathrop

Just outside the community, Lathrop is seeing significant retail growth: Target, Sprouts, In-N-Out, Chick-fil-A, Starbucks, Chipotle and a Sam's Club under construction at Stanford Crossing. These are surrounding Lathrop retail, not shops inside River Islands, but they come with a fast-growing city.

River Islands Town Center: What Is Still Coming

The Town Center's larger retail is still ahead of us: a future grocery anchor, shops, restaurants, medical offices and entertainment space are part of the plan, but none of those proposed stores and restaurants is open today. They will arrive in phases as the Town Center builds out.

Not everything at River Islands is "coming soon." The lifestyle infrastructure above is already functioning today.

What Is Coming to the River Islands Town Center?

River Islands describes the Town Center with fine dining, specialty restaurants, shops, a major grocery store, medical offices, entertainment, and an amphitheater or pavilion. Of all of it, the Sutter Health medical building we described above may matter most to 55+ buyers, with construction scheduled to begin in 2026 and a current target opening of 2028.

Beyond healthcare, a grocery anchor and additional shops and restaurants are part of the plan. Redwood Cafe is a published 2026 project, and the Pavilion and its entertainment space are also on the 2026 list.

Historical construction-phase image from Gary Lee's River Islands photography archive: the Town Center area under construction, with a crane on site.

River Islands is still building toward the complete Town Center vision. Some pieces are established, while others remain under construction or planned for later phases. Buyers considering a move now should know the Town Center is an ongoing construction story: real plans, real development visible from the air, and real projects with dates attached, arriving in phases over the next several years.

What Recreation Is Available?

Recreation at River Islands is not hidden in one giant central park. It appears throughout the neighborhoods: a ballfield here, a basketball court there, a playground next to a lake, blue shade sails over a park bench. The idea is that daily recreation should be a short walk away, not a drive across town.

Archive aerial image from Gary Lee's River Islands media library pulling homes, lake, docks, a baseball field and a basketball court into a single frame.

This is the image we keep coming back to, because it shows the whole idea in one shot. Water, housing and recreation are not separated into zones. They share the same street, the same shoreline, the same neighborhood.

What Is Islanders Field?

Archive ground photograph from Gary Lee's River Islands photography archive: the Islanders Field entrance with its oversized baseball sculpture.

Islanders Field is a purpose-built grass stadium with about 500 seats, stadium lighting, a scoreboard, a PA system and batting cages, set up for leagues, clinics and tournaments. Teams travel from around California to play here.

Islanders Field is one of those details that makes River Islands feel less like a housing project and more like a community developing its own identity.

Your 55+ shortlist

If Del Webb Is on Your Shortlist, Call Before Your First Visit

If Del Webb at River Islands is on your 55+ shortlist, call Gary and Rutsell before your first builder visit or registration. The onsite team represents the builder; Gary and Rutsell represent you, and registration timing at new-home sales centers can affect whether an outside agent can participate. We can also help you compare Del Webb with other Northern California 55+ communities, so you are not deciding from one builder's materials alone.

Why Do the Schools Matter to 55+ Buyers?

Schools are intentionally integrated into River Islands, with a K-12 structure within or serving the community. River Islands High School has been operating in phases since 2022, and a fourth K-8 school has been under construction toward a Fall 2026 opening.

Aerial view of River Islands High School in Lathrop, California, during an earlier construction phase
Archive aerial image showing River Islands High School during an earlier construction phase. The campus has continued to develop since this image was taken.

For a Del Webb buyer, the schools may matter less for personal use than for the larger family picture. River Islands was planned as a multigenerational community, and some 55+ buyers are moving closer to children and grandchildren who may live or attend school nearby.

For Many 55+ Buyers, This Is Really a Family Move

Many later-in-life moves are family moves more than retirement moves. Buying here can mean staying in Northern California, moving closer to adult children, seeing grandchildren more often, and still having an independent 55+ lifestyle with the Lakeview Club, neighbors and activities just outside the front door. We are not ranking schools or quoting test scores; the point is that schools were planned into River Islands from the start, and for buyers with grandchildren nearby that is part of the family picture.

What Public Safety Infrastructure Is Already Here?

The Town Center area already includes the Lathrop Police Department and Fire Station 35. Fire Station 35 opened in 2019 and includes community meeting space in addition to fire-district operations.

The exterior of Fire Station 35 at River Islands in Lathrop, California
Archive ground photograph from Gary Lee's River Islands photography archive: the exterior of Fire Station 35 in the Town Center area.

For older buyers, having established fire and emergency infrastructure physically inside the master-planned community can be an important practical consideration. We are not promising response times, which depend on the department and the moment. The point is that the station and police headquarters are established pieces of the community now, not plans for later.

How Walkable Is River Islands?

River Islands planning has long included pedestrian and bicycle connections so residents can move through neighborhoods and open spaces without depending entirely on cars. The Town Center planning emphasizes safe pedestrian and bicycle circulation, keeping the same principle as the community grows.

Trails and connections at River Islands

  • Pedestrian bridges connecting neighborhoods
  • Walking trails winding through parks and open space
  • Bicycle connections between villages
  • Lakeside paths for daily walks
  • Parks placed within walking distance of homes
  • The Gatto Trail as part of the wider path network

The goal is a community where a morning walk, an afternoon bike ride or a stroll to the park does not require starting the car. For 55+ buyers who want to stay active without driving everywhere, that is the kind of planning detail that shows up in daily life.

What Is Open Now and What Is Still Planned?

A scorecard for 55+ buyers: what is open and established today, and what is still planned or under construction.

Established and open

  • Del Webb Lakeview Club
  • Lakes and parks
  • The Boathouse
  • Islanders Field
  • Schools already operating
  • Fire Station 35
  • Lathrop Police presence
  • Existing local retail and services

Planned and developing

  • Additional Town Center retail
  • Planned grocery anchor
  • Sutter Health medical facility
  • Redwood Cafe project
  • Pavilion and entertainment space
  • Additional neighborhoods, roads and amenities

Plans and timelines can change.

What Should Buyers Know About Ongoing Construction?

Buying during an active development period may provide access to newer phases, homesites and floor plans that change as neighborhoods sell through.

It also deserves planning: construction and future phases may continue around you for years. That can mean construction noise, trucks, unfinished roads, changing views, and amenities and retail that arrive in stages rather than all at once. For a 55+ buyer, the question is fit with your timeline, and whether you are comfortable living inside a community that is still being built out.

Gary and Rutsell can help buyers evaluate not only the home they see today, but what is planned around it tomorrow.

Why Are 55+ Buyers Looking at Lathrop?

The City of Lathrop reported approximately 40,942 residents in 2026 with 5.5% annual growth, placing it among California's fastest-growing cities. On the ground, the story matches that growth: Gary and Rutsell have met people at Del Webb relocating from outside California, including from Texas.

That doesn't prove a nationwide migration trend. But it does tell us something about the conversations buyers are having, and it gives us a clear picture of what keeps coming up:

  • Private 55+ resort-style living at Del Webb and Lakeview Club
  • A location at the meeting point of I-5, I-205 and Highway 120
  • New construction, including the 55+ Del Webb neighborhood
  • Lakes and water running through the neighborhoods
  • Parks, trails, sports and recreation built into daily life
  • Bay Area access without leaving Northern California
  • Proximity to children, grandchildren and longtime friends
  • Schools inside the master plan for the wider family
  • Public infrastructure: police, fire, roads and utilities
  • New retail and everyday services arriving now
  • Town Center development, including a planned medical building
  • A community that is still growing and still being shaped

Location, new construction, lakes, recreation, Bay Area access, family proximity, schools, public infrastructure, new retail, Town Center development, medical investment and a community still growing. No single item on that list is unique to River Islands. Most new communities offer new construction, several offer lakes or parks, and a few offer schools or retail. What is unusual is how many of these pieces are developing in the same place at the same time: housing, water, recreation, retail, healthcare and public infrastructure.

Is Del Webb at River Islands Right for You?

For a 55+ buyer, the appeal is the combination: Del Webb's resort-style active-adult lifestyle inside a larger master plan adding lakes, parks, recreation, retail, healthcare and infrastructure, with Bay Area and Sacramento connections still within reach.

That combination is why it pays to look with independent representation already in place. The builder has representatives looking after the builder's side of the transaction; Gary and Rutsell can help you weigh the home and everything planned around it before your first visit.
