Inside Four Seasons at The Ranch: A Buyer's Tour of Rancho Cordova's Gated 55+ Community

Ask most residents what surprised them most about moving here, and you'll likely hear the same thing: it doesn't feel like retirement, it feels like a fresh start.

Four Seasons at The Ranch is K. Hovnanian's 55+ community in Rancho Cordova, California, a privately gated neighborhood with an architectural gatehouse entry: single-story new construction, the roughly 29,000-square-foot Fountain of Youth clubhouse, an indoor lap pool and an outdoor resort pool, and a daily calendar that fills itself. This tour is written for buyers, not browsers. You will see what is really behind the gate, the honest trade-offs included, and exactly who works for you when you step into the sales office. I spend a lot of time inside Four Seasons at The Ranch. Every photo you see on this page is one I took myself while walking lots and touring the clubhouse with clients. Here is what you need to know before you pull up to the gate.

Important Builder Policy Notice:

California homebuilders require your REALTOR® to accompany and register with you on your very first visit to the sales model home center. If you visit or register on their website alone, you forfeit your right to have an independent advocate representing your interests in negotiations, builder contract reviews, and construction walkthroughs—at zero additional cost to you.

Who Represents You at the Sales Table?

When you walk into the Four Seasons at The Ranch sales center, the onsite agent is welcoming, knowledgeable, and professional. But make no mistake: they represent K. Hovnanian, not you. Their legal and financial duty is to achieve the highest price and best terms for the builder.

As your 55+ Transition Specialist and independent buyer advocate:

  • I negotiate pricing, lot premiums, and financing incentives to ensure you aren't leaving thousands of dollars on the table.
  • I analyze the builder contract and disclosures so you clearly understand timeline clauses, HOA covenants, and tax roll implications (including local assessments) before signing.
  • I represent you through every milestone—from lot selection to pre-drywall walkthroughs and the final punch list.

That is not an insult to the builder's team. It is simply how the industry works: the person in the sales office is paid and trained to represent the builder's interests. When you tour with me, you walk into that sales center with 22 years of negotiation and valuation experience at your side—and that changes the entire conversation.

Four Distinct Collections: What Your Dollar Actually Buys Here

Four Seasons at The Ranch is one of the most competitively priced new-home 55+ communities in Northern California. Single-story luxury new builds start in the low-to-mid $400,000s, with a price spectrum that runs roughly $420k to $780k+ across four collections: Winter, Spring, Summer and Autumn. Homes span about 1,307 to 2,916 square feet, and HOA expectations land around $265 per month.

A few questions I put to every buyer on tour, because the brochures never raise them. Ask which plans have courtyard entries, and how that changes the way you use the front of the home. Ask how the lot position affects the afternoon sun on the patio in the summer months, because a patio you plan to live on should not be the thing you avoid all afternoon. And weigh the lower-maintenance Summer collection homes against the larger Autumn plans: less to clean and care for versus more room for family and hobbies. There is no wrong answer, only the one that fits how you actually live, and that is what a tour is for.

In a market where comparable 55+ new construction in Placer or El Dorado County frequently starts in the high $600k to $900k range, Four Seasons offers some of the highest square-footage value in the Sacramento region.

One more piece of honesty before the numbers settle: I help every buyer lay out the full monthly outlay before they commit, not just the base price. We add the lot premium, upgrades, HOA dues, and the Rancho Cordova property taxes and special assessments such as Mello-Roos that come with new construction, so no one is blindsided at the close by a number they never planned for.

Builders price their spec homes and lot premiums based on release phases, back fence exposure, and orientation. Two identical floor plans on paper can carry a $35,000 price disparity once you factor in lot premiums and design studio selections. I cross-reference the builder's spec pricing against recent comps across Rancho Cordova to ensure you don't overpay for an upgrade package or lot premium that offers poor return on resale.

Figures from my Four Seasons at The Ranch community guide and the builder's page, current as of September 2026. Pricing and inventory change, so verify current numbers with me before you plan around any of them.

Current Builder Incentives

K. Hovnanian periodically runs financing and incentive programs on select quick move-in homes at Four Seasons at The Ranch, and they change without notice. The August-September rate promotion this page previously described has expired, so no specific rate, deadline, or incentive amount is stated here. Contact Gary and Rutsell for current builder incentives, and get the terms that apply to the specific home you like in writing from the sales team before you plan around any number. For the team's latest dated snapshot of advertised pricing, price changes, and the current financing promotion, see the Four Seasons at The Ranch deals page .

In new construction, builders package their rates, closing cost credits, and lot premiums dynamically. Gary reviews the builder sheet before you sign to make sure you capture every available incentive without sacrificing pricing leverage.

The Clubhouse That Sets the Tone

The centerpiece is the 29,000 sq. ft. Fountain of Youth clubhouse, and the detail that sets it apart is this: it features both a heated indoor lap pool and an outdoor resort pool, which ranks it easily in the top tier across the Sacramento metro area. Because the lap pool is indoors and heated, wellness runs year-round regardless of summer heat or winter rain, paired with the outdoor resort pool, fitness facility, sports courts, and a full social schedule.

Behind the Gate: A Walk Through the Real Day-to-Day Setup

Here is what sits behind the gate, drawn from my full Four Seasons at The Ranch community guide on NorCal55Plus.com and the builder's own community page, both current as of September 2026. Every photo on this page is one I took myself, clickable for full size.

The Gate: Quiet Starts Before the Key Turns

Every visit starts the same way. You pull up to the architectural gatehouse entry, and the gate opens electronically for residents and invited visitors, and the world you drove in from stays outside with it: the freeway noise, the errands, the to-do list that follows you everywhere. It is an electronically gated, private-access community with a substantial gatehouse structure, not a 24/7 staffed guard gate, and that entry deters cut-through traffic and preserves the peace and quiet. For buyers in this stage of life, that boundary is often the first thing they fall for. This is a place you enter on purpose, and you feel it every single time you come home.

The Clubhouse: The Fountain of Youth

The center of daily life here is the clubhouse, and the builder calls it the Fountain of Youth: roughly 29,000 square feet, the builder's figure, current as of September 2026. Inside you will find a grand foyer and a fireplace lounge, plus an event hall for the bigger gatherings and a billiards hall, poker room and shuffleboard for the smaller ones. The fitness center holds its own, with workout equipment, an aerobics studio and locker rooms with showers, so a daily routine survives the move without skipping a beat.

The Pools: One Inside, One Out

There are two real pools here, and each earns its place. Outside, a zero-entry resort pool with dual spas catches the long sunny afternoons, the lounge chairs, the slow conversations that stretch past sunset. Inside the clubhouse, the heated three-lane lap pool is what sets this community apart from 90% of active-adult communities in Northern California. In summer, when Rancho Cordova hits 100°F+, or during rainy winter weeks, outdoor pools sit empty. An indoor heated pool allows daily low-impact exercise 365 days a year. For anyone whose routine is anchored in a morning swim, that one amenity can be the whole decision.

The Everyday Rhythm

When you drive the streets on a Tuesday morning, people are out with their dogs, pickleball matches are already going, and the patio chairs by the pool are in use. It's an active, energetic neighborhood, not a sleepy retirement enclave. I have walked these streets with clients on countless visits, and that is what a morning here actually looks like: neighbors out, courts in use, conversations starting at the clubhouse. The rhythm is real, and you feel it the moment the gatehouse entry opens for you.

Rancho Cordova: Gold Rush History, Balloons Over the Valley

Rancho Cordova sits on the east side of Sacramento County, in country that remembers the gold rush. On calm mornings you will sometimes see hot air balloons drifting over the valley, the kind of sight that makes you slow down and look. The community offers easy access to family, healthcare and everyday conveniences without sacrificing the pace you came for. The Palladio at Folsom is a short drive for shopping and restaurants, golf is close by, and Folsom Lake is minutes away for the summer afternoons that deserve one. Downtown Sacramento is about 20 minutes out, which keeps work, family and the airport within easy reach.

Who May Not Love It: The Honest Notes

Every community has a flip side, and you deserve to hear this one before you fall in love.

  • It is still building out. This is new construction, so expect construction activity, trucks and model-home traffic for a while yet. The finished parts are finished, but the community is still becoming itself.
  • The landscaping is young. If you are dreaming of a mature, tree-lined neighborhood with forty-year-old oaks, this is not the place. The trees here are new, like the homes, and they will grow into the canopy over the years.
  • It is communal by design. Active-adult living here means neighbors on the calendar, events at the clubhouse and people who know your name. If total privacy with zero drop-ins is the goal, any resort-style community is going to feel social.

Current Builder Incentives

One note before you go, and I want you to hear it as a footnote, because it is not the reason this community is worth your time. Builders rotate financing and incentive programs on select quick move-in homes, and the August-September rate promotion this page previously described has expired, so no rate or deadline is stated here. Contact Gary and Rutsell for current builder incentives before you plan around any number.

Gary and Rutsell can confirm what the builder is currently offering on the specific homes you want to see, connect you with the proper financing authority, and make sure your representation is protected from the very first visit.

Ready to Tour Four Seasons at The Ranch?

Before you make the drive out to Rancho Cordova, put 22 years of Northern California valuation and negotiation experience on your side. Having independent buyer representation costs you nothing, but walking in unrepresented can forfeit your right to an advocate who fights for your incentives, lot positioning, and contract protections.
